Confirm the manufacturer's data for the point of use water heaters is correct. The specified unit is not listed for use with the flow rates of 0.5 GPM required for public lavatories. This letter contains comments, which need to be addressed by written responses to each which indicate any actions taken. In order to facilitate a shorter second review, all indicated corrections and revisions to the plans must be made, and two complete new sets of prints, along with one complete redlined set, must be returned to our office. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets, and that all changes have been highlighted with appropriate revision numbers, revision dates, and “cloud bubbles.” Pen or pencil corrections on final prints are not acceptable. This project has been reviewed for conformance with the 2006 IBC, 2003 IMC, 2003 IECC, 2003 UPC, and the 2002 NEC (with local modifications). Reference the City of Tucson Submittal Policy. A deferred submittal letter for prefabricated wood trusses will need to be forwarded directly to the Building Official and approved prior to the plans being delivered to the City. ARCHITECTURAL COMMENTS: Sheet A1 Provide a 6” high base in the toilet rooms. IBC, Section 1210.1. Provide a 48” high wainscot of smooth, hard, non-absorbent surface, such as ceramic tile, FRP or equal behind and within 2 feet either side of the water closet. IBC, Section 1210.2. Dimension the location of the toilet tissue dispenser relative to the water closet at a minimum of 7” to a maximum of 9” in front of the water closet. 2003 ICC/ANSI 117.1, Section 604.7. The location of the fire sprinkler entrance to the building is not annotated on this plan sheet. It is listed on the Keynotes legend. Please clarify. IBC, Section 106.1.1. The Door Schedule on Sheet A6 shows the toilet room door to be 32”. All doors shall provide 32” clear opening measured from the doorstop to the edge of the door at 90 degrees open. Please clarify on the plans. IBC, Section 1008.1.1. Keynote #16 indicates that bottled water is to be provided in lieu of a drinking fountain. An appeal to the City Building Official shall be required to allow this proposal. Provide a copy of the approved appeal or provide the required drinking fountain. IBC, Table 2902.1. Sheet A2 The plan only shows one toilet room. 2006 IBC, Section 2902.2, Exception 2, requires separate toilet facilities for each sex where the occupant load, including employees and customers exceeds 15. Please provide a second toilet room to comply. The front exit door is not provided with a minimum of 18” to the side of the door on the pull side as required by 2003 ICC/ANSI 117.1, Figure 404.2.3.1 (a). Please revise to comply. Sheet A3 Keynote 13 on the South Elevation appears to be out of place. Please confirm and correct as needed. IBC, Section 106.1.1. Detail 5/S4 is referenced at the parapet to the rear of the entry on top of the roof. There is no Sheet S4. Is this possibly Detail 4/S2? Please confirm and make the appropriate correction. IBC, Section 106.1.1. Sheet A8 Details on both Sections C and D are incorrect. Please see the “redline” annotations on the plan sheets to clarify the discrepancies and correct them. The 4 detail references at the roof/wall intersections show incorrectly a reference to details on Sheet S4. There is no Sheet S4. It appears that the correct reference should be to Sheet S2. STRUCTURAL COMMENTS: General Provide structural calculations for the building, to include a complete lateral analysis, including appropriate consideration of the chords force transfer required at the discontinuities at the roof diaphragm where the walls are staggered. IBC, 2305.1.2. Sheet S1 A Key Note #7 is annotated at the entry exterior slab; however the Key Note Legend stops at #6. Please confirm and rectify. IBC, Section 106.1.1. Specify the required Special Inspections for this project IBC, Section 106.3.4.2 and IBC, Section 106.1 and1704. PLUMBING COMMENTS: Sheet P1 See Comment 1 on Sheet A2 and provide separate toilet rooms for each sex and revise the plumbing plans accordingly or justify only one toilet room, since the calculated occupant load is 18. MECHANICAL COMMENTS: Sheet M1 Please correct the code editions of the IMC and IPC to the 2006 editions and verify that all changes from the 2003 editions have been incorporated into the plans for these systems.
