| 01/10/2008 | STEVE SHIELDS | ZONING | REVIEW | Denied | DSD TRANSMITTAL FROM: Steve Shields Lead Planner PROJECT: Kalil Bottling Warehouse Addition T07CM03031 Site Plan (2nd Review) TRANSMITTAL DATE: January 10, 2008 COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the entire site based on an expansion of greater then 25%. Per LUC Sec. 3.3.3.12.B and the expansion numbers provided on the plan, the cumulatively results in a greater than 25% expansion. 2. Zoning acknowledges that the lot combo is to be addressed. The combo will need to be complete prior to approval of the site plan. It appears that this project is comprised of six (6) different parcels. There are two (2) options in regards to utilizing the six (6) parcels as one site. Prior to approval of the site plan provide; 1) A Pima County Tax Parcel Combo and a recorded covenant regarding development and use of real property, or 2) Provide a site plan for each parcel that shows how the parcels can stand alone and meet the requirements of the LUC if sold separately along with a recorded covenant regarding development and use of real property. 3. A Board of Adjustment for Variance is required for the following comment. Warehouse Avenue is called out as a collector street on the City of Tucson's Major Streets and Routes Map therefore per LUC Section 3.2.6.5.B the required street perimeter yard for the proposed building is 21' or the height of the building from the nearest edge of travel lane if parking is allowed on the street or the back of curb. This said, based on the elevations provided the setback requirements are: 1) To Warehouse Avenue the required setback is 32'-4", provided setback is 10'-0" to back of curb. 2) To Highland Avenue the required setback is 29'-8", provided setback is 25'-0" to edge of travel lane. Show this setback dimension on the plan. 4. This comment was not fully addressed. Zoning was unable to find a fully dimensioned layout for the Class 2 bicycle parking. See D.S. 2-09.5 for requirements. D.S. 2-02.2.1.A.9 Provide a detail for both Class 1 & Class 2 off-street bicycle parking; including materials for lighting, paving, and security; fully dimensioned layout; location; specific type of rack and the number of bicycles it supports; and the location and type of directional signage if required. 5. A Board of Adjustment for Variance is required for the following comment. Zoning acknowledges the revised vehicle parking calculation. Per LUC Sec 3.3.4. INDUSTRAIL USE GROUP, Perishable Goods Manufacturing, one (1) vehicle parking space is required per five hundred (500) sq. ft. of gross floor area (GFA). Total GFA of 153,267 sq. ft/500 GFA = 307 vehicle parking spaces required, 160 vehicle parking spaces provided for a difference of 147 vehicle parking spaces. 6. Based on the last approved site plan, revise the parking calculation to read: Parking required per last approved site plan = 110 spaces Parking required for this expansion 1 space per 500 GFA = 31 spaces Expansion 15,621/500 Total 141 spaces required. 160 spaces provided. 7. Revise the building expansion calculation per our conversation, 01-10-08. 8. Per Craig Gross the curb access ramps are required as shown 9. Ensure that all changes to the site plan are reflected on the landscape plan. 10. Additional comments may be forth coming depending on how each comment has been addressed.
