This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the entire site based on an expansion of greater then 25%. Per LUC Sec. 3.3.3.12.B and the expansion numbers provided on the plan, the cumulatively results in a greater than 25% expansion. 2. Provide a copy of LDO 03-197. 3. It appears that this project is comprised of six (6) different parcels. There are two (2) options in regards to utilizing the six (6) parcels as one site. Prior to approval of the site plan provide; 1) A Pima County Tax Parcel Combo and a recorded covenant regarding development and use of real property, or 2) Provide a site plan for each parcel that shows how the parcels can stand alone and meet the requirements of the LUC if sold separately along with a recorded covenant regarding development and use of real property. 4. D.S. 2-02.2.1.A.6 Provide overall dimensions for the proposed warehouse addition. 5. D.S. 2-02.2.1.A.7 The setbacks from the proposed building to the west and northeast side streets shown are not correct. Per LUC Sec. 3.2.6.5.A the side street setback is ten (10) feet. 6. D.S. 2-02.2.1.A.8 Clearly delineate between existing and proposed parking on the plan. 7. D.S. 2-02.2.1.A.8 Provide a typical detail for both handicapped and standard vehicle parking spaces. 8. D.S. 2-02.2.1.A.8 Provide a fully dimensioned layout for the parking. Dimension the overall depth of the parking spaces. 9. D.S. 2-02.2.1.A.9 Provide a detail for both Class 1 & Class 2 off-street bicycle parking; including materials for lighting, paving, and security; fully dimensioned layout; location; specific type of rack and the number of bicycles it supports; and the location and type of directional signage if required. 10. D.S. 2-02.2.1.A.9 Show the location of the required Class 1 bicycle parking on the plan. 11. D.S. 2-02.2.1.A.9 The location shown for the Class 2 bicycle parking does not meet the requirement of D.S. 2-09.4.1. Review the most current version of D.S. 2-09. 12. D.S. 2-02.2.1.A.12 Per D.S. 2-08.3.1 a continuous pedestrian circulation/accessible route is required to connect all public access areas of the development to any adjacent street. It is unclear where the continuous pedestrian circulation/accessible route is located on the plan. Please clarify. 13. D.S. 2-02.2.1.A.12 Per D.S. 2-08.4.1.C a sidewalk is required between the northern most parking spaces and the Admin & Shops building. 14. D.S. 2-02.2.1.A.13 If applicable provide the location, type, size and height of existing and proposed freestanding signage and billboards. 15. D.S. 2-02.2.1.A.25 If applicable provide existing and proposed freestanding lighting layout and type. Provide a detail; list the height of pole and type of lighting. 16. D.S. 2-02.A.2.1.31 The development designator listed under Site Plan Notes #3 is not correct. Per LUC Sec. 2.7.2.2.A.4, Perishable Goods Manufacturing, the development designator is "33". 17. D.S. 2-02.A.2.1.31 Under Site Plan Notes #3 add the "Subject to: Sec. 3.5.5.1.B, .D, .E, .F, & .H and 3.5.5.2.A & .B" to the use. 18. D.S. 2-02.2.2.A.3 The floor area ratio (FAR) calculation is not correct. Per LUC. Sec 2.7.2.2.A.4, Perishable Goods Manufacturing, development designator is "33" and LUC Sec 3.2.3.2.B The allowable FAR is 1.50. Provide a FAR calculation that provided the allowed and provided FAR. 19. D.S. 2-02.2.2.A.4 The provided vehicle parking calculation is not correct. Per LUC Sec 3.3.4. INDUSTRAIL USE GROUP, Perishable Goods Manufacturing, one (1) space per five (5) hundred sq. ft. of gross floor area (GFA) is required. Based on a total GFA of 152,337 sq. ft provided the required vehicle parking would be three-hundred and five (305). D.S. 2-02.2.2.A.4 The provided bicycle parking calculation is not correct. Per LUC Sec 3.3.4. INDUSTRAIL USE GROUP, Perishable Goods Manufacturing, eight (8) percent of the total vehicle parking spaces is required, ninety (90) percent Class 1 and ten (10) percent Class 2. Once the vehicle parking, required and provided, is corrected zoning will be able to verify required bicycle parking. 20. D.S. 2-02.2.2.A.6 The building expansion calculation appears to be incorrect. Building expansion is cumulatively, see comment 1 above. Based on the building square footages provided on sheet D1 it appears that the total expansion is thirty-three (33) percent. 21. Provide any documentation that allows for reductions in required parking or supports the provided building expansion. 22. Ensure that all changes to the site plan are reflected on the landscape plan. 23. Additional comments may be forth coming depending on how each comment has been addressed. Provide the cumulative building area expansion on the plan. Full code compliance may be required. Further comments may apply once cumulative expansion is given. 3. The plan is not approved at this time. Address the following comments: SITE PLAN COMMENTS: 1) City of Tucson Development Standards (DS) Section No.2-02.2.1.6: Provide updated site plan that shows ALL existing improvements under current conditions for Parcel 124-18-134A. This is mandatory for inspection purposes as well as for determining what is being proposed / remaining. 2) On sheet D-2, clarify extents of existing 10-ft chain link fencing along northeast and west sides of project. 3) Regarding solid waste pick-up, address the following: a) DS Sec.2-02.2.1.32: Identify existing (or provide proposed) refuse container location, size and access fully dimensioned. b) DS Sec.6-01.4.1.I & 3.2.A: Add detail for solid waste pick-up areas, with 10-ft minimum dimension between bollards, both ways and indicate enclosure/gate. 4) DS Sec.2-02.2.1: Show all existing easements within this parcel on the plan along with recordation information, location, width, and purpose. If an easement is no longer in use and scheduled to be vacated or has been abandoned, so indicate. 5) Show and label both existing and future sight visibility triangles on planview. 6) At any point where a 10-year flood discharge starts to cross a sidewalk or a pedestrian access, the sidewalk/access shall be designed and constructed to convey the 10-year flood flows under the sidewalk/access. Show locations of any existing and proposed scuppers. Provide sidewalk scuppers along northeast boundary to reflect the runoff from the site. 7) DS Sec.2-08.4.1.E: Provide revised / additional locations for proposed roof drains for the Building Addition structure on plan view and indicate flow directions such that the roof drain-out flows onto a block, rip-rap or other drainage area before existing the parcel, to provide energy dissipation. 8) DS Sec.11-01.4.1.C.3: On the plan, provide the total disturbance area for the addition and adjacent re-pavement / access area on sheet . 9) DS Sec.2-02.2.1.12: Address the following ADA comments: a) DS Sec.2-08.5.1.E: Show sidewalk and ADA ramps adjacent to building and parking access aisles. Provide more proposed spot elevations to clarify grades adjacent to handicap-accessible areas. Handicap stalls shall have max 2% cross slopes. b) Provide a detail for the curb access ramps with notation to provide truncated domes per ADAAG. 10) DS Sec.2-02.2.1.A.20: Provide recording information for the existing rights of way for Warehouse Avenue. Show future MS&R right-of-way on plan view for Warehouse Avenue. Show cross section at Warehouse Avenue with MS&R 6-ft required sidewalk along frontage and label width of pavement, ROW, and sidewalk. 11) Label and show local benchmark location on plan view. State datum. 12) Delineate and label limits of grading and add to legend. 13) DS Sec.11-01: Add a general grading note stating that the grading work shall conform to City of Tucson Development Standard 11-01. 14) A grading permit and thus a grading plan submittal will be required for this project.
