This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. I. GENERAL REQUIREMENTS: · Provide neat, organized, and legible drawings. (Minimum scale ¼" = 1', 1/8" lettering). Construction drawing guidelines are available from the residential desk of the Development Services Division. · Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please). All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. · As of June 13, 2007 the City of Tucson has adopted the 2006 IRC with the exception of the plumbing portion which has been replaced with the 2006 UPC with amendments. The plans should reference these codes. II. STRUCTURAL PLAN: · Specify all header sizes over openings in interior bearing, and all exterior walls, R301.1. III. FOUNDATION PLANS: · Provide a landing or floor surface at all exterior doors. A landing must be at least as wide as the door it serves and 36" in the direction of travel, R311.4.3. IV. FLOOR PLANS: · Specify size and swing direction of all doors. V. STRUCTURAL PLANS: · Truss calculations must be signed, dated and wet-sealed by an engineer who is registered in Arizona. Truss calculations shall be cross-referenced to the floor plans. The engineer of record shall review and stamp the truss drawings. · Provide location and size of roof drains/scuppers, UPC chapter 11. VI. ELEVATIONS: · Provide scaled elevation drawings. · Specify stucco system used. For thin-coat stucco systems, indicate the ICBO #, system name, manufacturer, and vapor barrier, R703.6. · Specify roof slope and roofing type, grade of materials, and method of installation, R905. VII. SECTIONS - DETAILS: · Specify ledger connections. · Provide consistent information on footing details (verify height). VIII. PLUMBING PLAN: · Provide water pressure range, maximum developed length, and diameter of water line from the meter allowing for pressure difference in elevation between such source of supply and highest water supply outlet, UPC 610.8, Table 6-6. · Provide protection of (indoor rated) equipment located outdoors, 508.27. · Provide a fixture unit schedule (to include existing fixtures) UPC Tables 6-4 & 7-3. · Provide vent piping through the roof so that the aggregate cross-sectional area shall not be less than that of the largest required building sewer, UPC 904.1. IX. MECHANICAL PLAN: · Provide an equipment specification list and verify sufficient size for the square footage of the house, M1302.1. · Show supply and return ducts outside the building thermal envelope with minimum R-8 insulation, R1103.2.1. · Show dryer vent size and location for venting to exterior, M1501. X. ELECTRICAL PLAN: · Note that two or more 2O AMP small appliance circuits shall be provided to serve kitchen countertop receptacle outlets, dining rooms, and similar rooms. Such circuits shall not serve other rooms, E3603.2 and E3801.3 through E3801.4.5. · Note that all smoke alarms must be interconnected with a power source from the building wiring, and shall be equipped with battery backup. When ceiling finish materials are removed in existing construction, existing bedrooms shall be in compliance. When ceiling finish materials are not removed, existing bedrooms shall be equipped with battery operated smoke alarms, R313.2. · Bathroom receptacles shall be on a separate 20 AMP circuit with no other outlets, E3603.4. · Note that an arc-fault circuit interrupter shall protect bedroom outlets including receptacles, lights and smoke detectors, E3802.12. XI. OUTDOOR LIGHTING CODE · Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations. · Provide cut sheets for all full cut-off fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). XII. INTERNATIONAL ENERGY CONSERVATION CODE: · Both standard and high density R-30 batt insulation requires a space greater than provided with 2x6 framing.
