This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. As of 6/12/2007 the City of Tucson has adopted the 2006 IRC and 2005 NEC with the exception of the plumbing portion which has been replaced with the 2006 UPC with amendments. All plans should reference these codes. See this site for all adopted amendments: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html · All code references to the International Residential Code shall be changed from 2003 to 2006 with appropriate paragraph references. · Interior alterations must include the installation of smoke alarms if not existing, R313.2.1. SITE PLAN: 1. Indicate the location of buildings, utility meters and gas, water, electric and sewer or septic lines from property line to building, R106.1.1. 2. Show the water pipe size from the meter to the building. Show the point of connection for the proposed hot and cold branches. The pipe must be sized for the calculated load, 2006 UPC 610.1. SECTIONS - DETAILS: 1. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d. 2. Provide fiber-cement board rather than moisture resistant (green) gypsum board in tub and shower areas, R702.4.2. 3. Specify water-resistive barrier over wall framing or sheathing, R703.6.3. 4. Clarify the stucco application note shown at the parapet of Detail A/A-3, R301.1. PLUMBING PLANS: 1. The City of Tucson has adopted the 2006 Uniform Plumbing Code (effective 7/10/07 & required 8/9/07) with state amendments (ARIZONA STATE PLUMBING CODE). 2. Note and specify all piping materials, UPC 301.1.1. 3. Provide a fixture unit schedule (current code values) UPC Tables 6-4 & 7-3. 4. Provide water pressure range and the maximum developed length of water line and diameter from the meter (may require upgrading existing), UPC 610.8, Table 6-6. 5. Hose bibs require backflow preventers, UPC 603.2.3. 6. Show the trap/trap arm size as required by Table 7-3. The minimum shower pipe diameter is 2". 7. Provide the BTU demand of each appliance, total demand, and total developed length from meter to the most remote appliance on the system, and verify the size of the supply pipe for the connected demand (may require upgrading for the new gas furnace shown on the Electrical Plan), UPC 1217.2, & Table 12-7. MECHANICAL PLANS: 1. Note on plans: Mechanical shall comply with 2006 IRC chapters 12 - 24. 2. Show supply and return ducts with minimum R-8 insulation, R1103.2.1. 3. Provide an equipment specification list including the new gas furnace shown on the Electrical Plan, M1302.1. 4. Show dryer vent size and location for venting to exterior, M1501. ELECTRICAL PLANS: 1. Note on plan that all electrical work shall comply with 2006 IRC chapters 33 - 42. 2. Provide a panel schedule showing wire size or note new circuit sizes (15A circuits may conflict with note #8), E3304.11 & E3606.2. 3. Revise the electrical load calculations adding the heating (largest heating/cooling) nameplate rating to the total loads shown on the calculation, E3502.2. 4. Add bathroom receptacles to note #15 for 20 AMP circuit exceptions, E3603.4. 5. Indicate the location of a roof mounted service receptacle within 25' of equipment. (see E3801.11 and E3803.4) 6. Note that light fixtures in clothes closets shall be installed in accordance with E3903.11. 7. Indicate the location of all disconnect switches (roof mounted) for air handling equipment (evap cooler & gas furnace blower) on the Plan, E4001.5. OUTDOOR LIGHTING CODE 1. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations. Show the "U" factors of the window and skylights on the plans as well as the solar heat gain coefficient SHGC minimum value. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75 and SHGC minimum value of 0.40, N1102.1.
