This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. I. GENERAL REQUIREMENTS: · Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please). All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. · As of June 13, 2007 the City of Tucson has adopted the 2006 IRC with the exception of the plumbing portion which has been replaced with the 2006 UPC with amendments. The plans should reference these codes, or appeal to the Building Official for 2003-design approval. II. STRUCTURAL PLAN: · Provide separate attic space calculations for each section of attic, or provide sufficient ventilation between sections, R806.2. III. SECTIONS - DETAILS: · Provide a detail for the beam seat above the front porch windows in the existing masonry wall. IV. PLUMBING PLAN: · Provide a fixture unit schedule consistent with the Uniform Plumbing Code Tables 6-4 & 7-3. · Provide water pressure range, maximum developed length, and diameter of water line from the meter allowing for pressure difference in elevation between such source of supply and highest water supply outlet, UPC 610.8, Table 6-6. V. MECHANICAL PLAN: · Show supply and return ducts outside the building thermal envelope with minimum R-8 insulation, R1103.2.1. VI. ELECTRICAL PLAN: · Note that all smoke alarms must be interconnected with a power source from the building wiring, and shall be equipped with battery backup. When ceiling finish materials are removed in existing construction, existing bedrooms shall be in compliance. When ceiling finish materials are not removed, existing bedrooms shall be equipped with battery operated smoke alarms, R313.2.
