This restrip/site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for compliance for the parking area only based on the last approved site plans and parking requirements of the LUC. 2. After review of the most current aerial photos there appears to be two (2) additions to the existing structures that were not permitted. The first located at the southwest end of the Dollar Tree. The second location at the rear of the vacant space where an "EXISTING CONCRETE PAD" is called out. Provide permit documentation for these structures. 3. After review of the most current aerial photos there appears to be outside storage located behind the Dollar Tree in required parking spaces. This is located in a portion of the site which is zoned R1 and outside storage is not allowed. 4. Based on the last approved site plan, there have been numerous changes to the parking layout. This said provide a fully dimensions parking layout for the entire site. 5. On the last approved site plan there are three (3) loading spaces shown, Provide a total of three (3) loading spaces on site. 6. Show the existing and any proposed handicapped access ramps on the plan. If new access ramps are proposed provide detectable warnings (truncated domes) per ICC/ANSI A117.1-2003 Sec. 406.13. 7. Additional comments may be forth coming depending on how each comment has been addressed.
