COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and
Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance.

2. The comment was not fully addressed. Provide the LUC "SUBJECT TO 3.5.4.6.A and C." to the proposed use listed under General Note 1. D.S. 2-02.2.1.A.31. Provide the existing use on the site plan. Also the Proposed use should include "SUBJECT TO 3.5.4.6.A and C.

3. The truncated domes shown on Detail 3 Sheet 3 are not shown correctly. Per ICC/ANSI A117.1-2003 Sections 406.13.1 & 406.13.2, truncated domes shall be twenty-four (24) inches minimum in the direction of travel and extend the full width of the curb ramp or flush surface. The domes shall be located so the edge nearest the curb line is six (6) inches to eight (8) inches from the curb line. This said, the truncated domes should run east west along the area where the curb is flush with the pavement.

4. Zoning is willing to provide an over the counter review once all the above comments have been addressed. Please call or email for an appointment.

5. Ensure that all changes to the site plan are reflected on the landscape plan.

6. Additional comments may be forth coming depending on how each comment has been addressed.

SUMMARY: Engineering Division of Development Services Department has received and reviewed the site plan (T07CM02829) and Drainage Statement (Stanley Engineering and Drainage, Inc., 02JUL07) for the above referenced property. Engineering Division does not recommend approval of the site plan application at this time. The drainage report was reviewed for site plan purposes only. The following items need to be addressed:

SITE PLAN COMMENTS:
1) DS Sec.2-02.2.1.A.11: Revise the driveway location to meet the minimum setback requirements for proposed driveway curb cuts to the existing light pole. Per the Transportation Access Management Guidelines the minimum setback requirement for the driveway to the light pole is 5-feet, the site plan shows 3-feet, revise.
2) DS Sec.2-02.2.1.A.12: Revise Detail 3 on Sheet 3 of 4 to correctly show the location of the truncated domes. Per ICC/ANSI A117.1-2003 Sections 406.13.1 & 406.13.2, truncated domes shall be twenty-four (24) inches minimum in the direction of travel and extend the full width of the curb ramp or flush surface. The domes shall be located so the edge nearest the curb line is six (6) inches to eight (8) inches from the curb line. Truncated domes should be placed at the transition of pedestrian circulation to vehicular circulation.
3) Be advised that further comments may be forth coming on resubmittal of the site plan.

GRADING PLAN:
4) DS Sec.11-01.2.1: A grading permit will be required for this project due to the cut and fill quantities provided on the revised site plan. If fill quantities exceed the 50 cubic yards limit a grading plan and a grading permit application will be required after site plan approval and prior to any construction activity.
5) Please ensure that any future grading plan will be consistent with the site plan and drainage report. Grading standards may be accessed at: http://www.ci.tucson.az.us/dsd/DevStandsTOC.pdf
6) DS Sec.11-01.4.1.C.4: Provide a General Note stating that all CMU walls and retaining walls will require a separate permit for review and approval by all necessary Development Services Departments.
7) Provide a general note on the grading plan to state the following; "Call for a Pre-construction meeting prior to start of earthwork. To schedule a DSD Pre-construction meeting, SWPPP inspection or general Engineering Inspections, call IVR (740-6970), or schedule with a Customer Service Representative at the Development Services Department, or contact DSD Engineering at 791-5550 extension 2101, or schedule inspections online at: http://www.ci.tucson.az.us/dsd/Online_Services/Online_Permits/online_permits.html

GENERAL COMMENTS:

Please provide a revised site plan that addresses the comments provided above. For expedite purposes the site plan can be reviewed over the counter for stamp approval once all items have been addressed.
