IN ORDER TO FACILITATE A SHORTER BACK CHECK TIME, WE REQUEST THAT YOU PLEASE PROVIDE REVISED PLANS AND CALCULATIONS, HIGHLIGHTING ANY CHANGES, ALONG WITH A WRITTEN RESPONSE TO EACH OF THE NOTED ITEMS INDICATING ACTION TAKEN. SCOPE OF REVIEW: THE SCOPE OF THIS PLAN REVIEW COVERS ARCHITECTURAL, PLUMBING, MECHANICAL, MODEL ENERGY AND ELECTRICAL CODES. ALL CODE REFERENCES ARE TO THE 2006 IRC AND STATE PLUMBING CODE. ALL FEATURES WERE CHECKED ONLY TO THE EXTENT ALLOWED BY THE SUBMITTALS PROVIDED. ALL PORTIONS OF THIS PROJECT ARE ASSUMED TO MEET OR WILL MEET OTHER DEPARTMENTAL REQUIREMENTS, CONDITIONS AND CONCERNS BEFORE PERMIT APPROVAL. GENERAL REQUIREMENTS: 1. ALL PLANS SHALL BE LEGIBLE AND A SCALE NO SMALLER THAN ΒΌ INCH = 1-FOOT SHALL BE USED FOR ALL FLOOR PLANS, FRAMING PLANS AND ELEVATIONS. DETAILS &CROSS SECTIONS AT A MINIMUM 3/8 INCH = 1-FOOT SCALE. 2. ALL CORRECTIONS AND REVISIONS SHALL BE MADE ON THE ORIGINAL TRACINGS AND TWO NEW SETS OF PRINTS OR (1) SEPIA & (1) BLUE LINE SHALL BE RETURNED ALONG WITH ALL REDLINE PRINTS. 3. PEN OR PENCIL CORRECTIONS ON FINAL PRINTS WILL NOT BE ACCEPTABLE. TO AVOID DELAYS ENSURE ALL CORRECTIONS HAVE BEEN MADE, ARE COMPLETE AND HAVE BEEN COORDINATED ON ALL APPLICABLE DETAILS AND NOTES. FLOOR PLANS: 1. PLEASE LOCATE THE BRACED WALL PANELS. ALTHOUGH SHEATHING IS CONTINUOUS, HOLD DOWNS ARE STILL REQUIRED WHERE APPLICABLE. IN ILLUSTRATING THE BRACED WALL LOCATIONS I CAN SEE THE PANELS THAT YOU HAVE PLANNED. IF USING AN "ALTERNATE" BRACED WALL PANEL, HOLD DOWNS WILL BE REQUIRED. PLEASE, ALSO, PROVIDE DETAILS FOR THE BRACED WALL PANELS ( BOLTING,SHEATHING MATERIAL,CONNECTION TO THE ROOF DIAPHRAM, CONNECTIONS AT THE FLOOR LEVEL). KEEP IN MIND 2 STORY REQUIRES SHEATHING ON BOTH SIDES OF THE WALL. SEE R602.10, ETC. 2. COMBUSTION AIR ISN'T PERMITTED TO BE TAKEN FROM BEDROOMS OR BATHROOMS. SEE M1701.4 3. PLEASE ADD A NOTE THAT THE STAIR DETAILS WILL BE A DEFERRED SUBMITTAL. SECTIONS - DETAILS - MISC. NOTES: 1. 12 / S-3 ; PLEASE SECURE THE BLOCK HOLDING UP THE DECK. ALTHOUGH IT'S CALLED A RIM JOIST, IT HAS ONE LINE THROUGH IT INDICATING A BLOCK AND IT HAS HARDWARE CONNECTING IT TO THE JOIST. PLEASE DESCRIBE THE HARDWARE AND NAILS TO THE FIRST FLOOR TOP PLATE. THE HARDWARE APPEARS TO BE NAILED TO THE I-JOIST WEB (PROVIDE BLOCKING?). 2. PLEASE CLARIFY THE CONNECTION OF THE FIRST FLOOR STUDS TO THE SECOND FLOOR STUDS. HOW WILL THE UPSTAIRS HOLD DOWNS TRANSFER THEIR TENSION TO THE FIRST FLOOR STUDS? WILL THERE BE ALTERNATE WALL PANELS UPSTAIRS? 3. THE "LUS" JOIST HANGERS WON'T ACCOMMODATE I-JOISTS. THE TJI 560 SERIES IS 3 1/2" WIDE, TJI 230 SERIES IS 2 5/16" WIDE. SEE SIMPSON OR TRUSS JOIST MCMILLAN. CHECK WIDTH AND HEIGHT OF HANGER. DOES TJ WANT WEB STIFFENERS? PLEASE CHECK THE HANGER IN 5 / S-4 . THE HGU SHOULD BE SCREWED (SIMPSON) AND HAVE A CONCEALED FLANGE.PLEASE CHECK THE HU FOR A GLUE LAM. 4. PROVIDE A GUARD RAIL DETAIL. MATERIAL, DIMENSIONS, AND CONNECTIONS. PLUMBING PLANS: 1. THE S-TRAPS AT P-1 AND P-2 ARE PROHIBITED TRAPS. UPC 1009.1 2. TRAPS CAN'T BE LOWER THAN THE HORIZONTAL DRAIN. UPC 1002.4 3. THE TRAP FOR P-7 APPEARS TO BE OVER 5' FROM THE VENT. UPC 1002.2 AND TABLE 10-1 . 4. P-4's HORIZONTAL DRAIN ENTERS THE 3" DRAIN AGAINST THE DIRECTION OF FLOW.
