COMMENTS: Please resubmit revised drawings and a response letter, stating how Zoning Review comments were addressed.

1. Per DS 2-02.2.1.6, dimension the building footprint for issuance of permits and records

2. Per DS 2-02.2.1.7, revise minimum setback for residence as EQUAL TO wall height

3. Per DS 2-02.2.1.8, revise parking calculation for medical service outpatient portion of development to include the 83 s.f. of ADA bathroom shown on the floor plan. I acknowledge the parking required is still only 3 spaces for the medical outpatient use.

4. Per DS 2-02.2.1.12 -detail of a disabled access ramp shows area leading from disabled access aisle to concrete landing as only 3' wide. This area is part of the pedestrian pathway required per DS 2-08.3.1, and thus needs to be increased in width from 3' to 4' (also include more truncated domes to stretch to 4' wide) per DS 2-08.5.1.A

5. Per DS 2-02.2.1.19, Golf Links is a Major Street/Gateway Route with a future right of way width of 200'. see engineering comments, however, the information zoning has is that there should be a 12' wide area between the property line and future face of curb for the sidewalk area.

6. I apologize, I did not mention in my last review that Golf Links is a Gateway Route that requires a note on the site plan indicating "the development will be in compliance with LUC Section 2.8.4, Gateway Routes". Please add this note.

The following items must be revised or added to the site plan. Please include a response letter with the next submittal that states how all comments have been addressed.

RESUBMITTAL REQUIRED: SITE PLAN


1. All new development must provide a five foot sidewalk along the entire street frontage of a local street. Revise the site plan to show a five foot sidewalk along Perillo Road for the length of the project. DS 3-01.3.3.

The above comment is from the first review and the correction to the comment is not approvable. The Department of Transportation requires the entire frontage to have a 5' width of new sidewalk. When adding 2' of concrete to existing concrete the integrity of the entire sidewalk is compromised. Revise the plan to show 5' of new sidewalk for the entire length of Perillo Road.

2. The site plan shows the existing ½ ROW is 100, which is also the future ½ ROW width. Include the verbiage "future" with "Existing 100 ½ ROW." DS 2-02.2.1.A.19.

3. The future curb location is 12' from the MS&R ROW line (future property line), the plan shows 11'. Revise to show the correct future curb location. DS 2-02.2.1.A.19.

4. New development will provide centralized on-site refuse storage, collection and pickup areas. Show on the site plan the on-site refuse facility. Contact Andy Vera of Environmental Services @ 791-3175 ext. 1136 for alternative solutions. Any solution not meeting the Development Standards 6-01 must obtain a Development Standard Modification Request (DSMR).

The above comment is from the first review and this office acknowledges the solid waste proposal. However this office requests written communication from Environmental Services that the solid waste proposal is acceptable. Also, clearly indicate on the plan where the solid waste pick will occur.

5. Detectable warnings (truncated domes) will be required at all curb access ramps or at any area where the sidewalk is flush with the asphalt. Revise the site plan to meet this requirement on site and within the ROW. ICC/ANSI A117. 1-2003 Sec. 406.13, DS 2-02.A.2.1.12.

The above comment is from the first review and has not been completely addressed. It is acknowledged truncated domes have been provided at the ingress/egress to Perillo Road. However detectable warnings have not been provided at the corner of Golf Links Road and Perillo Road. It project is full code compliance and the entire site must be brought up to current code this includes the ROW.
