Stone Avenue Tucson, AZ 85701 RE: BARONE RESIDEMCE – 1ST REVIEW CITY OF TUCSON LOG NO. T07CM02756 WILLDAN PROJECT NO. 13881-7066 The initial review for the above project has been completed. This letter contains comments which need to be addressed by written responses to each which indicate any actions taken. In order to facilitate a shorter second review, all indicated corrections and revisions to the plans must be made, and two complete new sets of prints, along with one complete redlined set, must be returned to our office. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets, and that all changes have been highlighted with appropriate revision numbers, revision dates, and “cloud bubbles.” Pen or pencil corrections on final prints are not acceptable. This project has been reviewed for conformance with the 2003 IRC, 2003 IMC, 2003 IECC, 2002 NEC codes with local modifications, and the 2003 UPC with State of Arizona Amendments. Any revisions to this plan will require an additional review and approval by Willdan. Should you have questions regarding the comments herein, please contact your plans examiner Chris Kiel. Sprinklered Alarms Dwelling Carport/Storage Porch N/A V-B 1,547 328 295 No Smoke Acceptable Deferred Submittal Items: Pre-manufactured truss drawings GENERAL COMMENTS: Sheet 1 Revise the total covered square footage of the dwelling in the Lot Calculations to 2170 square feet per the square footage totals given on the Plot Plan. Reference IRC Section R106.1.1. List the current City of Tucson adopted codes, which are applicable to this project. A deferred submittal letter for pre-manufactured truss drawings will need to be forwarded directly to the Building Official and approved prior to the plans being delivered to the City. Reference the City of Tucson Submittal Policy. ARCHITECTURAL COMMENTS: Sheet 2 All exterior doors require a landing or floor at the exterior. Landings must be at least as wide as the doors they serve and 36” in the direction of travel. Please provide at the exterior door in the Kitchen area. Reference IRC Section R311.4.3. Sheet 3 When a stucco system using foam board is installed at attic areas, the foam shall be protected from ignition by an approved material separating the foam board from the attic space. Reference IRC Section R314.2.3. Sheet 5 Attic insulation is shown as being attached to the top chord of the trusses in the section detail however attic ventilation and calculations are shown on Sheet 4. Is a vented or non-vented attic being provided for this project? If a non-vented attic is being provided show compliance with an accepted Non-vented Roof Method Details 1-8, Dated 7/18-19/2001 as permitted by Section R104.11, Alternate Methods. Reference IRC Section R806.2. STRUCTURAL COMMENTS: Sheet 2 Please include the appropriate nailing schedule for the braced walls (both the O.S.B. and gypsum board) on the plan. Reference IRC Section R106.1.1. Sheet 4 Detail all braced wall connections from the foundation to the roof plywood to show how lateral forces are transferred from the roof diaphragm through intermediate elements to braced walls and to the foundation. All blocking, fasteners and anchors shall be shown on the plans. Reference IRC Sections R601.2 and R602.10.8. PLUMBING COMMENTS: Sheet 9 The City of Tucson has adopted the 2003 Uniform Plumbing Code with local amendments. All plans must reference the 2003 UPC with local amendments in its entirety. MECHANICAL COMMENTS: Sheet 7 Show on the plans how mechanical fresh air will be provided if using one of the non-vented roof methods. Reference Non-Vented Roof Details Dated 7/18-19/2001. Where a closet is designed for the installation of a gas-burning clothes dryer an opening having an area of not less than 100-square inches for makeup air shall be provided in the closet enclosure, or makeup air shall be provided by other approved means. Reference IRC Section G2439.4. ELECTRICAL COMMENTS: Sheet 8 Clarify the location and access to the sub-panel. Reference IRC Section 106.1.1. Add a smoke detector in the living area adjacent to the Master Bedroom door. Reference IRC Section R313.1. Sheet 9 Note on plans: “All branch circuits that supply 125-volt, single-phase, 15- and 20-ampere outlets installed in dwelling unit bedrooms shall be protected by an arc fault circuit interrupter listed to provide protection for the entire branch circuit.” Reference IRC Section E3802.11. ENERGY CODE COMMENTS: Sheet 7 Provide a note that water heaters with vertical pipe risers shall have a heat trap on both the inlet and outlet of the water heater, unless the water heater has an integral heat trap or is part of a circulating system.
