TRANSMITTAL DATE: July 12, 2007

COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the area of expansion only.

2. Provide a copy of the last approved site plan which shows the additions to the northwest service stalls, paint booth, and the changes to the parking and added entrance near the northwest corner of the property. Additional comments maybe forth coming. Zoning acknowledges the receipt of a site plan but it is not the last approved.

3. D.S. 2-02.2.1.A.4 On the location map, label the section corners and provide the scale.

4. D.S. 2-02.2.1.A.6 Label all canopies/overhangs on the plan. There appears to be a canopy structure at the service entrance.

5. D.S. 2-02.2.1.A.7 Dimension zoning setbacks and distance between buildings.

6. D.S. 2-02.2.1.A.8 Clearly delineate between required vehicle parking spaces and vehicle display parking spaces.

7. D.S. 2-02.2.1.A.9 Show the existing bicycle parking on the site plan. Additional comments maybe forth coming.

8. D.S. 2-02.2.1.A.13 Provide the type, size and height of the existing signage.

9. D.S. 2-02.A.2.1.14 Identify the loading space(s) on the plan. Additional comments maybe forth coming.

10. D.S. 2-02.A.2.1.31 Provide the "Subject to: Sec. 3.5.9.5.A and .B" to the proposed use.

11. D.S. 2-02.2.2.A.2 Provide the floor area for each building, proposed and existing.

12. D.S. 2-02.2.2.A.4 Once the vehicle parking is clearly delineated on the plan zoning can verify the vehicle parking calculation. Additional comments maybe forth coming. For your information a determination made by the Zoning Administrator allows the vehicle parking to be calculated as follows:
1 space per 250 square foot of gross floor area (GFA). GFA does not include building space used for the parking, display or storage of vehicles. Also excluded from GFA are interior driveways, parking area access lanes, access drives or maneuvering areas.
1 space per 10,000 square foot of gross lot area

13. D.S. 2-02.2.2.A.4 Provide a bicycle parking calculation on the plan. Additional comments maybe forth coming.

14. D.S. 2-02.2.2.A.5 The loading space calculation as shown may require a Board of Adjustment for Variance. For your information a determination made by the Zoning Administrator allows the loading spaces to be calculated as follows:
The square footage is based on the gross floor area (GFA) of the parts department where deliveries usually occur on a regular basis.

15. Zoning cannot verify if the expansion calculation is correct until the last approved site plan is provided, see comment. Per LUC Sec 3.3.3.12.D expansions are cumulative. Additional comments maybe forth coming.

16. Ensure that all changes to the site plan are reflected on the landscape plan.

17. Additional comments may be forth coming depending on how each comment has been addressed.

On sites where the gross floor area of the existing building(s) is more than ten thousand (10,000) square feet, expansion in square footage of land area, floor area, lot coverage, or vehicular use area as follows:

§ If the expansion is less than 25%, the requirements of this Division apply only to the proposed expansion. Existing development on the site is subject to the zoning regulations in effect at the time the existing development received zoning approval per LUC 3.7.1.2.B

§ If the expansion is 25% or greater or if expansions as of February 15, 1991 cumulatively result in a 25% or greater expansion in land area, floor area, lot coverage, or vehicular use area, the requirements of this Division apply to the entire site per LUC 3.7.1.2.B.
