This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets (clouded revision notation is not necessary for comment changes). All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007, the 2006 UPC with amendments on 7/10/2007 and effective 1/1/2007 the Inclusive Home Design. All plans should reference these codes. Adopted amendments are found at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html FOUNDATION PLANS: 1. Locate and detail all footings (R301.1) for the following: " Posts or columns 2. Show or note a 6" minimum separation of untreated exterior posts or columns above finished grade and support by metal pedestal with 1" space above the floor, R319.1.4 exception 1. . SECTIONS - DETAILS: 1. All cross-sections shall be cross-referenced to the respective floor plan and framing plan, R106.1.1., detail 4-S1.2 for ramada does not apply. 2. Detail Comply with section R1001.11 for fire place clearance from combustible. PLUMBING PLANS: 1. The City of Tucson has adopted the 2006 Uniform Plumbing Code and 2006 International Residential Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference one of these codes for Plumbing. Provide an isometric drainage diagram for IRC design approval. Complete plumbing plan,vent missing at wash basin, clean out missing at clothes washer,2-way cleanout . 2. Provide pressure and temperature relief valve at water heater. T&P line must terminate at the exterior between 6 and 24 inches above grade and must terminate facing down, UPC 608.5. IRC P2803.6.1. 3. Water hammer arresters shall be installed wherever quick-closing valves are installed in a water distribution system. The devices should conform to ASSE 1010-2004. Water hammer arresters are required for flush valves, clothes washers, dishwashers, refrigerator water connections, UPC 609.10. IRC P2903.5. 1. Correct water line size on plumbing plan to match with water calc,s 2. Provide an isometric drawing of waste lines (not required for single story residence) showing the size of waste lines, vents and required clean-outs, UPC 103.2. IRC P3005.4. 1. Show a two-way cleanout for the building at the lower end, UPC 719.0. IRC P3005.2. 2. Plumbing vents shall be a minimum of 10' away or 3' above all air intakes, UPC 906.2. 1. Provide a #18 yellow tracer wire with nonmetallic piping, IRC G2415.14.3. ELECTRICAL PLANS: 1. Show sub-panel feeder conductor and conduit sizes with appropriate correction factors, E3605. 2. Cables shall be protected with conduit where subject to physical damage, E3702.3.2. for circuit coming from main panel. RE: dryer, water heater and a/c unit. 3. Show a GFCI receptacle outlet on the same level within 25' of exterior HVAC equipment, E3801.11.
