This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. I. GENERAL REQUIREMENTS: 1. Provide two copies of the corrected set of drawings along with a set of the first submission. All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. 2. Provide a note for underground facility tracer wires per DSD Memo, 10/24/2005. 3. Provide a minimum 12pt font for all lettering, R106.1.1. II. SITE PLAN: 1. Provide an index of all pages included. 2. Provide gas piping for structure or submit exemption documentation, Arizona Statute 30-809 III. FOUNDATION: 1. Provide tie-down devices fastened to the foundation with uplift capacities of not less than 2000 lbs. for alternate braced wall panels, R602.10.6. IV. FLOOR PLAN: 1. Show fireplace location, hearth size and materials, R1003.10 or R1004.2. Provide fireplace cut sheets, make, model number and the approval number of the UL-127 testing agency (IE: ICBO #) for factory built (zero clearance) fireplaces, R1002, or note the requirement for deferred submittal approval prior to installation. Include a cross-section for masonry fireplaces showing compliance with R1003. 2. Show the location of tempered glass adjacent to stairways and landings within 36" of a walking surface and when less than 60" above the surface, R308.4.10. 3. Note that tub/shower enclosures shall have nonabsorbent surfaces to 6' above the floor, R307.2. All glass enclosures shall be tempered, R308.4.5. V. STRUCTURAL PLAN: 1. Specify design criteria on plans. Provide values for roof dead load and live load, R301.1. 2. Specify lumber grade and species, R802.1. 3. Provide header sizes for all exterior walls and interior bearing walls, R502.5.1. 4. Revise header sizes to coincide with width restrictions of 2x4 walls or increase widths interior of walls. 5. Continuous structural-panel sheathing requirements have not been met for the following corners, Table R602.10.5. · Master bath · Master bedroom · Great room 6. Locate and identify interior brace wall types and locations, R602.10.1.1. 7. Specify nailing schedule for all braced walls. 8. Provide roof design with locations of alternating slope transitions. 9. Provide manufacturer's calculations and data for pre-engineered trusses dated and wet-sealed by an engineer who is registered in Arizona, or note the requirement for deferred submittal. Truss calculations shall be cross-referenced to the floor plans, R802.10.2. 10. Provide cross-references to respective details. VI. ELEVATIONS: 1. Note and specify the ICBO evaluation report number, system name and manufacturer with the vapor barrier for thin-coat stucco systems over foam board, R703.6. 2. Note and dimension the fireplace chimney. Show a minimum 2' termination above any roof point within 10' measured horizontally, and not less than 3' above the point where the chimney passes through the roof, R1001.6. 3. Specify height of chimney, doors/windows, porch roofs, finished floor, patio slabs, and correct discrepancies on Master bedroom wall heights. VII. SECTIONS - DETAILS: 11. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d. 1. Show weep screeds with a minimum clearance 4" above grade or 2" above paved areas, R703.6.2.1. 2. Show exposed wood columns supported min 1" above concrete unless they are pressure treated or decay resistant, R319.1.4. 3. Detail load path connections from roof diaphragm to braced wall panels, R301.1, R602.10.8. VIII. PLUMBING PLAN: 1. The City of Tucson has adopted the 2006 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference this code. 2. Note and specify all piping materials, UPC 301.1.1. 3. Specify diameter of all plumbing lines. 4. Specify size of water meter. 5. Note on plan compliance with the water conservation requirements. Water closets, 1.6 gallons per flush, sinks and showerheads, 3 gallons per minute, State Amend. R4-48-104. 6. Note on plans that shower and tub / shower combinations that have individual control valves shall be of the pressure balance or thermostatic mixing valve type. 7. Hose bibs require backflow preventers, UPC 603. 8. Provide pressure and temperature relief valve at water heaters. T&P line must terminate at the exterior between 6 and 24 inches above grade and must terminate facing down, UPC 608.5. IX. MECHANICAL PLAN: 1. Specify size of all supply and return air ducts. 2. Verify sufficient mechanical unit sizes according to square footage of conditioned space. X. ELECTRICAL PLAN: 1. Provide an unobstructed access panel of sufficient size to permit the removal and replacement of the circulation pump for the whirlpool bathtub, with a GFCI protected receptacle, P2720, E3802.1. 2. Provide electrical load calculations in accordance with the requirements of Table E3502.2 (A/C units do not receive a 40% reduction). XI. OUTDOOR LIGHTING CODE: 1. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations. 2. Provide cut sheets for all full cut-off fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style).
