COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This project was reviewed for compliance with the Land Use Code (LUC), Development Standards (DS), American National Standards Institute (ANSI) and International Building Codes 2003 (IBC). Specifically, this plan was reviewed for compliance with requirements listed in DS 2-02.

2. Per DS 2-02.2.1.2, please provide the legal description of the property. It appears that two parcels are involved in this project. Please provide a copy of a lot combination form that is recorded, and the lot combination covenant that is recorded - with recordation receipt.

3. Per DS 2-02.2.1.4, please provide the adjacent township, range and sections on the location map. Due to small print possibly effecting the microfilming of records, please remove the various parcels and all streets other than 22nd, Wilmot and Avenida Polar.

4. Per DS 2-02.2.1.5, please provide the lot dimensions on sheet C-2 (I see them on sheet C-1)

5. Per DS 2-02.2.1.6, with regards to the building:
A) dimension footprint
B) call out building height and roof type (from grade to flat roof plus the parapet wall height or grade to midpoint pitch)
C) dimension any roof overhangs, pop-out entrances and/or awnings with dashed line & give vertical clearances
D) keynote pick up window location
E) call out a 1' setback from the PAAL drive thru lane to the building and menu board
F) for records, declare provided setback from future curb of 22nd to face of building

6. Per DS 2-02.2.1.7, please list required building setbacks per code. Per DS 2-02.2.1.7, please list required building setbacks per code.

7. Per DS 2-02.2.1.8, with regards to parking:
A) please provide distance of wheel stop to front of space (fully contained within 2'6")
B) please revise handicapped parking detail on sheet 4 to show min. width of smaller access aisle at 5' per ANSI 502.4.2.
C) please provide a note on handicapped sign detail on sheet 4 that illegal parking is a $518.00 fine
D) please provide a van accessible sign on the handicapped sign detail on sheet 4 for those parking spaces that are van accessible
E) please keynote the handicapped sign location on the site plan (they appear to be by the ramps, in front of the space?)
F) please keynote (what appear to be ) bollards near the handicapped access aisle

8. Per DS 2-02.2.1.9, with regards to bicycle parking:
A) please dimension that the bike parking is within 50' of entrance (I scaled it, it's fine)

9. Per DS 2-02.2.1.11, with regards to the drive thru lane and adjacent "break away lane"
A) per DS 3-05.2.1.C.2.a - provide a separation between the lanes - rolled curbing, etc.
B) per DS 3-05.2.1.C.1 - a one way PAAL is a minimum of 12' wide
C) per DS 3-05.2.2.B.3 - a minimum 2' separation is required from the one way PAAL to south property line
D) provide arrows and indicate one way PAAL only for break away lane
E) provide "drive through lane only" signage (painted asphalt sign okay)

10. Per DS 2-02.2.1.12, with regards to pedestrian and handicapped access;
A) please dimension widths of all sidewalks and crosswalks - also around bicycle parking
B) per DS 2-08.3.1, provide sidewalk to dumpster - cannot cross loading zone
C) please call out the location of any other entries/exits on the building, even for employee use only. Appropriate pedestrian access must be provided to those entries.
D) Please call out that all sidewalks are physically separated from the PAAL - either raised or with a curb separation - please keynote or provide symbol sidewalk elevated

11. Per DS 2-02.2.1.13, please provide height and dimensions of menu board sign and location of any directional signs.

12. Per DS 2-02.2.1.14, provide maneuvering diagram for loading zone.

13. Per DS 2-02.2.1.19, please dimension distance from Center line of 22nd to future Curb location, from future curb to property line.

14. Per DS 2-02.2.1.20, please show all easements with type and recordation.

15. Per DS 2-02.2.1.25, please show any free-standing lighting location, with base width and vertical clearances of at least 15'.

The Site Plan (SP) and Grading plan cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Site Plan:

1. Please include a response letter to the comments along with the corrected copies of the SP.
2. If you are proposing combining the Site plan and the Grading plan in one set, then the set must be clearly labeled "Site - Grading plan". Also for this round of Site and Grading comments, the revisions or changes noted, may be made on the proposed "Site - Grading plan" set. Address as required.
3. Edit note 21 to read "…….City of Tucson Development Standard 11-01.0 Excavation and Grading"
4. As per the Federal ADA requirements, all wheel chair ramps shall have the truncated domes instead of the standard grooves that are shown on COT SD 207. Aside from the Truncated Domes, all wheel chair ramps shall be constructed in accordance with COT SD 207.
5. Please provide property description per D.S. 2-02.2.1.3.
6. Provide COT standard vertical curbs in the public right-of-way. See comment no. 18.

19. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks including any other site drainage as well. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers have not yet been decided, a general note indicating sidewalk scuppers will be used when the roof scuppers locations have been designed and located will suffice.

Grading Plan:
1. Please include a response letter to the comments along with the corrected copies of the GP.
2. Provide COT standard vertical curbs in the public right-of-way. See comment no. 11.

· "The contractor shall remove the fine materials from the bottom of the detention/retention basin and scarify the basin bottom once the construction activities are completed in order to remove any fine material build up caused by construction and to restore soil percolation."

· "Any engineering work to be done below grade (i.e. toe-downs, cutoff walls, drainage pipes/structures, etc.) shall not be back filled until Development Services Inspector inspects the work and approves it."

5. List Grading plan (T07BU01296) number on the plans.
6. Show all symbols in the legend (concrete paving areas).
