This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. Indicate the location of gas, water, electric and sewer or septic line on the property, from property line to building. Provide the location of utility meters. 2. Show the water pipe size from the meter to the building. Show the point of connection for the proposed hot and cold branches. The pipe must be sized for the calculated load, 2003 UPC 610.1. 3. Provide a note for: Underground facility tracer wires per DSD Memo, 10/24/2005. FLOOR PLANS: 1. Show bedroom window sizes in compliance with R310 providing egress from bedrooms. Minimum net clear opening dimension of 24" height and 20" width. SECTIONS - DETAILS - MISC. NOTES: 1. Provide consistent code references to the International Residential Code. Sheet C-1 & AC note#1/MPE shows 2003 IRC and general note #1/SD-1 shows 2006 IRC. 2. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d. 3. Provide fiber-cement board rather than moisture resistant (green) gypsum board in tub and shower areas, R702.4.2. PLUMBING PLANS: 1. Note on plans that Plumbing shall comply with the Uniform Plumbing Code with state/local amendments. Sheet C-1 shows 1994 UPC and Plumbing note#1/MPE shows 2006 IRC. Select the same UPC edition as the referenced IRC sheet C-1. 2. Provide the total fixture unit demand for the entire property for verifying the yard water service pipe size. Use fixture units shown in 2003 UPC Table 6-4. Water closet: 2.5 Lav: 1.0 Bathtub: 4.0 Shower: 2.0 Kitchen sink: 1.5 Dishwasher: 1.5 Bar sink: 1.0 Laundry sink: 1.5 Clothes washer: 4.0 Ice maker: 0.5 Hose bibb (first): 2.5 Hose bibb (additional): 1.0 3. Provide the total fixture unit demand for the entire property per 2003 UPC Table 6-4, and determine the supply line diameter from Table 6-5 assuming 46 to 60 psi, if the water pipe serves both the existing and proposed fixtures. Show the water service line diameter and point of connection for both the hot and cold lines. A 1" water pipe should extend from the meter to either the water heater or first bathroom group. Provide a 1" water pipe to a point with only 19 fixture units remaining downstream. MECHANICAL PLANS: 1. Show dryer vent size and location for venting to exterior, M1501. ELECTRICAL PLANS: 1. Provide correct circuit numbers for the laundry fan, washer and dryer receptacles, E3304.11 & E3606.2. 2. Smoke alarms are required outside each separate sleeping area, R313.1.2. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Both standard and high density R-30 or R-38 batt insulation requires a space greater than provided with 2" x 8" framing. Identify the product that provides the intended value. 2. Show the "U" factor of the windows on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.40.
