COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Staff acknowledges that a lot split application was paid for and that the review and approval to record was given by DSD staff. It is further acknowledged that the owner or applicant failed to come in and final out the lot split application. Permits Plus shows that the lot-split application was stopped probably due to expiration of the application. The lot-split application must be completed before the site is approved. Please contact Heather Thrall of the Zoning Review Section to final out the application. Please be aware that an additional fee of 54 dollars may be required to reactivate the lot split application.

List the new legal descriptions as listed in the deeds or use the legal descriptions as listed by the Pima County Assessor's Office for the new lots. The legal description of each lot must be listed on the site plan.

Previous Comment left as reference for the reviewer: List the legal description of the property. Per the Pima County Assessor's information, the parcel has been recently split. Provide DSD stamped and approved copies of the lot split drawings. List the lot split case number on the site plan sheet and date of approval. If a lot split was not approved by the COT/ DSD the owner must apply for a lot split and provide the documentation related to the split, such as survey drawing, site plan for the existing development, copies of the recorded legal descriptions of each lot and deeds, and address certificates. Additional comments may forthcoming on the next submittal. DS 2-02.2.1.A.2

2. The previous comment was not completely addressed. The development criteria for the existing duplex development must be added to the plan.

Previous Comment left as reference for the reviewer: List the development criteria for the existing development (duplex building). Due to the lot split the new created lot must meet the minimum lot size and comply with the development criteria for the existing residential use. This includes building setbacks, lot coverage, parking etc. Include details of the building elevations for the existing building in order to verify the building setbacks comply with the minimum requirement. Provide a DSD approved and stamped copy of the floor plan for the existing building. Additional comments may be forthcoming on this issue. DS 2-02.2.1.A.6

4. The previous comment was not addressed with regards to depicting the pedestrian access to the existing duplex. The access must be from the street to the duplex.
