This letter contains comments which need to be addressed by written responses to each which indicate any actions taken. In order to facilitate a shorter second review, all indicated corrections and revisions to the plans must be made, and two complete new sets of prints, along with one complete redlined set, must be returned to our office. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets, and that all changes have been highlighted with appropriate revision numbers, revision dates, and "cloud bubbles." Pen or pencil corrections on final prints are not acceptable. This project has been reviewed for conformance with the 2003 IRC, 2003 IMC, 2003 IECC, 2002 NEC codes with local modifications, and the 2003 UPC with State of Arizona Amendments. Any revisions to this plan will require an additional review and approval by Willdan. Should you have questions regarding the comments herein, please contact your plans examiner Antonio Moya. All plans shall be legible and a scale no smaller than ¼" = 1' shall be used for all floor plans, framing plans, and elevations. Details and cross sections shall be a minimum 3/8" = 1' scale. All text shall be capitalized and no smaller than 1/8". Reference IRC Section R106.1.1 and City of Tucson Submittal Requirements. ARCHITECTURAL COMMENTS: Sheet 4 1. For thin-coat stucco systems over foam board, note and specify the listing agency's evaluation report number, system name and manufacturer, and note and specify the vapor barrier. Reference IRC Section 106.1. Sheet 5 1. Show calculation of attic ventilation area. Note location of all vents needed to comply or show compliance with an accepted Non-vented Roof Method Details 1-8, Dated 7/18-19/2001 as permitted by Section R104.11, Alternate Methods. Reference IRC Section R806.2. Sheets 5 and 6 1. Note and specify all roof slopes appropriate to material, (minimum allowable roof slope is ¼" per foot). Reference IRC Section R905. Sheet 6 1. Wood sill plates shall be foundation grade redwood or pressure-treated wood. Reference IRC Section R319.1. 2. Cross-sections shall be cross-referenced to the floor plan and framing plans. It appears that Section B should be Section A. Please clarify and correct. Reference IRC Section R106.1.1. 3. Annotate on the plans that the weep screed will be a minimum of 4" above the earth and a minimum of 2" above paved surfaces. Reference IRC Section R703.6.2.1. STRUCTURAL COMMENTS: Sheet 6 1. The dimension for the footing can not be seen on Detail #8. Please relocate and clarify. Reference 2003 IRC Section 106.1.1. 2. There are several notes and dimensions that are not clear because of the overlapping. Please move and clarify the information. Reference 2003 IRC Section 106.1.1. PLUMBING COMMENTS: Sheet 8 1. Gas: Provide the length of the branch line to each appliance. Reference UPC Section 1217.2. 2. Waterline: Provide the maximum developed length. Reference UPC Section 610. 3. Note that bathtub and shower enclosures shall be finished with ceramic tile, or an approved nonabsorbent surface, to a height of 72" above the drain. Reference IRC Section R307.2 and UPC Section 412.7, 412.8. Sheets 8 and 9 1. Plumbing vents shall be a minimum of 10 feet away from all air intakes. Reference UPC Section 906.2. MECHANICAL COMMENTS: Sheet 9 1. Show on the plans how mechanical fresh air will be provided if using one of the non-vented roof methods. Reference Non-Vented Roof Details Dated 7/18-19/2001. 2. Dryer exhaust systems shall be independent of all other systems and shall convey the moisture to the outside of the building. Revise plan. Reference IRC Section M1501.1. ELECTRICAL COMMENTS: Sheet 7 1. When ceiling finish materials are removed, existing bedrooms shall be in compliance. When ceiling finish materials are not removed, existing bedrooms shall be equipped with battery operated smoke detectors. Reference IRC Sections R313.1, R313.1.1. 2. Where an exhaust fan should be located an electric fan is indicated. Please clarify and correct. Reference 2003 IRC Section 106.1.1. ENERGY CODE COMMENTS: Sheet 3 1. Indicate on the plan the "R" values of insulation, as well as the "U" values of the windows, skylights, and doors in compliance with the energy calculations provided or prescriptive requirements of Chapter 11. Reference IRC Section R106.1.1. 2. Please submit the required energy code calculations by using the "RES" check program, Chapter 11 of the IRC, or the 2003 IECC, and also annotate on the plans. Reference IRC Section R106.1.1. Sheet 9 1. Annotate on the plans that any ductwork installed in unconditioned space will have a minimum of R-5 insulation, and any ductwork installed outside the building envelope will have a minimum of R-8 insulation.
