DS 2-02.2.1.8 On the floor plan for the future buildings is indicated a "den". This den is considered a bedroom for zoning purposes as per LUC Sec.6.2.2 definition of a bedroom. This would increase the number of required parking spaces. An option is to change the use of the "den" to a dining room on the plan On the detail for the standard parking spaces dimension the distance from the front of the parking space to the wheel stop. Minimum 2'-6". 2. DS 2-02.2.1.9 Please provide a detail for class 1 and class 2 bicycle racks. Be aware that that development standard 2-09 has been revised. 3. Please include a response letter with the next submittal that states how all comments have been addressed. RESUBMITTAL REQUIRED: SITE PLAN 1. Provide existing sight visibility triangles (SVT) the entrance/exit drive. For the near side a length of 185' is required. For the far side a length of 110' is required. DS 2-02.2.1.A.10. The above comment is from the previous review and remains. The provided SVTs on the site plan are not drawn correctly. See redlines and refer to Development Standard 3-01.5.0. fpr requiredments. 2. After reviewing the aerial photos and the paving plan from the Department of Transportation's Mapping Site it has been determined that the sidewalk area from property line to front of curb is 14.5'. It appears the 4' existing sidewalk is located within the property and not in the ROW. That said your determination is correct; a new 5' sidewalk is required along the entire street frontage of Lester Street and 1st Avenue. 3. Dimension on the site plan the entire width of the alley. Second request. DS 2-02.2.1.A.12. 4. Provide finish grades through out the site. Second request. DS 2-02.2.1.A.16. 5. Provide the finish floor elevation of each structure. Second request. DS 2-02.2.1.A.16. 6. See redlines for the following comment. Cut and fill quantities must be provided on the plan. Revise appropriately. DS 2-02.2.1.A.17. 7. Per the Transportation Access Management Guidelines (TAMG) for an ingress/egress to a local street 18' curb returns are required. Indicate 18' curb returns for the ingress/egresses to Lester Street. TMAG was adopted on March 17, 2003 by Mayor and Council. 8. If applicable show any easement affecting the property. Include type, if public or private and provide dimensions (widths). DS 2-02.2.1.A.20. The above comment is from the previous review. After reviewing an aerial photo it appears there are electric power poles located at the south east corner of the property. Show the location of the power poles on the plan and verify if there is an easement. 9. From the centerline of Lester Street and 1st Avenue provide a dimension to the front of sidewalk. Label dimensions appropriately. Second request. DS 2-02.2.1.A.21. 10. New projects, including mobile home parks, consisting of 3 or more dwelling units will provide centralized on-site refuse storage, collection and pickup areas. See Development Standard 6-01 for requirements. The above comment is from the previous review and the response is not acceptable and would require a Development Standard Modification Request (DSMR). Provide centralized on-site refuse storage, collection and pickup areas as requested or apply for a DSMR. Be advised applying for a DSMR does not equate to an approval; the project must be reviewed, proposal accepted and approved by all reviewing sections, Traffic, Zoning, Engineering, Solid Waste and Fire, prior to approval. |

Tucson Water's policy is to not allow any manifolding of meters and to limit the use of 5/8" meters to demands of 10 GPM or less. The design of the duplex indicates a design of 17 GPM, for which a 1" meter is required. Revise the water service design or provide a letter from Tucson water that allows the submitted design. |
