This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. Construction drawing guidelines are available from the residential desk of the Development Services Division. As of 6/12/2007 the City of Tucson has adopted the 2006 IRC with the exception of the plumbing portion which has been replaced with the 2006 UPC with amendments. All plans should reference these codes. See this site for all adopted amendments: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html · Reference the 2006 International Residential on the drawing. · Place a North arrow reference on each Plan. · Provide ¼" = 1' scaled drawings with legible notation (minimum 1/8" lettering) on the Electrical Notes, Panel Schedule, Calculations and Riser Diagram. · Provide consecutive sheet numbers on each construction drawing, R106.1.1. · Interior alterations requires the installation of smoke alarms if not existing, R313.2.1. SITE PLAN: 1. Indicate the location of utility meters and electric lines from property line to building, R106.1.1. FOUNDATION PLANS: 1. Locate and detail (with dimensions) all footings (R301.1) for the new stairs and braced wall panels on first story level, R602.10.6. 2. Show a slab (stair landing) as existing or new, and specify thickness if new. 3. Provide manufacturer's design criteria if the stairs are pre-manufactured (code compliant) accommodating foundation connections, R401.2. 4. Locate and specify all anchor-bolt spacing on the foundation plan. Minimum ½" diameter with 7" embedment into concrete or masonry, R403.1.6. 5. Show all foundation hold-downs (at end studs) for brace wall panels less than 4' wide, R403.1.6, R602.10.3, R602.10.6. 6. Show the 6" minimum foundation height above finished grade, R404.1.6. FLOOR PLANS: 1. Exterior walls with a fire separation distance less than 3-foot shall have not less than one-hour fire-resistive construction. Show compliance with R302.1 (City of Tucson Amended) by providing a section detail of materials prescribed in IBC Table 720.1(2), Items 15-1.1 to 15-1.16 2. Roof projections (overhang) shall not extend to a point closer than 2 feet from the property line. Provide notation for compliance with R302.1 (City of Tucson Amended). 3. Show the location of tempered glass within 24" of doorways (Window D near Door B), R308.4. 4. Locate and identify brace wall type, R602.10.3 (for second story & continued support to foundation) along with the appropriate tie-downs and nailing schedule, R602.10.8. 4' brace wall panels at the ends (within 12.5') of all wall lines for avoiding the requirement of tie-downs at panels less than 4' wide, Table R602.10.6. STRUCTURAL PLANS: 1. Specify design criteria on plans. Provide values for floor dead load and live load as well as roof dead load and live load, R301.1. (City of Tucson Amended). 2. Clarify the Roof Framing Plan and the Floor Plan dimensions. They do not cover the same area, R301.1. 3. Clarify the Roof Framing Plan and the Section for the ledger orientation. One shows rafters parallel and the other perpendicular, R301.1. Also clarify Floor Framing Plan. 4. Completely detail all connections (R301.1) of required wall bracing to the foundation, R602.10.8. 5. Brace wall panel requirements have not been met for the first story supporting a second story, R602.10.5. Alternate braced wall panels may be used for this application, R602.10.6. 6. Provide ledger bolt size and spacing compliant with chart of Figure R606.11 (1) and identify 4" embedment if into a masonry wall, R606.11. Or, show fasteners for ledger connection to an existing framed wall (remove any stucco). ELEVATIONS: 1. Provide an elevation or section showing wall height and roof slope, R301.1. SECTIONS - DETAILS: 1. Clarify the floor joist dimension. The Floor Framing Section shows 2x8 and the Sub-floor Detail shows 2x6 @16" o.c., R301.1. 2. Clarify the Sub-floor Detail. Are the floor joists tapered on the existing roof sheathing, or is the roof sheathing cut back allowing the joists to connect to the existing ledger. 3. Provide a Spiral Stair Detail complying with (R311.5.8.1), or provide manufacturer's pre-engineered design dated and wet-sealed by an engineer who is registered in Arizona, R106.1. 4. Show exterior wood siding, sheathing and wall framing with a 6" clearance above the ground (R319.1 item 5) for any new first floor wall bracing with anchor bolt sizing for sill plates, R403.1. 5. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d. 6. Show location and method of flashing all wall and roof intersections, R903.2.1. MECHANICAL PLANS: 1. Provide an equipment specification list including the Mini-Split Heat Pump, M1302.1. Locate each component with electrical outlet/disconnect on the Plans. ELECTRICAL PLANS: 1. Panelboards may not be located in clothes closets, E3305.4. Provide a panelboard clear working space of 30"wide x 36"deep x 6'-6" high, E3305.2. 2. Show sub-panel feeder conductor and conduit sizes, E3605. Use Table E3605.1, 60 degree C column, for sizing branch circuits and conductors rated at 100 AMP or less, E3605.4.1. Show sub-panel feeder over-current protection at main panel, E3605.5. 3. Note that light fixtures in clothes closets shall be installed in accordance with E3903.11. 4. Indicate the location of all disconnect switches for air handling equipment, E4001.5. 5. Note that only approved outlet boxes may be used for ceiling fans, E4001.6. OUTDOOR LIGHTING CODE 1. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 12,000 lumens per acre. Include all exterior fixtures on the property in the calculations. Separately show the fixture wattage both full cut-off and unshielded styles for determining exterior lighting limits. Show the "R" values of insulation, as well as the "U" factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.40, N1101.2. Show placement of floor and roof insulation. 2. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing is U=0.75, ceiling R=30, walls R=13 and above grade floors R=13. Show these values and the solar heat gain coefficient SHGC minimum value of 0.40, N1102.1. 3. Both standard and high density R-30 batt insulation requires a space greater than provided with 2" x 8" framing. Identify the product and space that provides the intended value.
