Per DS 2-02.2.1.6, regarding building: A) for the addition, please list the height of the building wall, from grade to top of parapet and to flat roof -for records/inspections. PLEASE RESPOND FURTHER: all I see is the note 26' per last review, not clarified how measured - and building plans indicate a wall height of 14' from FFE. If that's the case, the building addition is slightly too close to the lot line IF 2nd Street is the front street. Please declare the front street - you may choose, per LUC 3.2.6.5.B.) B) PLEASE RESPOND: Please specify ON THE SITE PLAN the addition is for the purpose of expanding the multi-purpose room (per my glance at the building plans) 2. Per DS 2-02.2.1.7, regarding setbacks: A) PLEASE RESPOND, SEE COMMENT 1.A: List both front and side street, per LUC 3.2.6.5.A (developed area) 3. Per DS 2-02.2.1.8, regarding parking: A) PLEASE RESPOND: please provide a detail of the handicapped signage, including a $518.0 fine B) PLEASE RESPOND: please declare width of the parking space adjacent to the trash enclosure, OR the distance from the trash enclosure to the parking space adjacent. Per DS 3-05.2.1.B.3, this is needed. 4. Per DS 2-02.2.1.12, regarding handicapped/pedestrian routes: A) PLEASE REVISE. per ANSI 502.4.1 and DS 2-08, the handicapped access aisle must join an accessible route to the building. Provide an accessible route to the building, ensure the route does not have cars backing out over it. THE RESPONSE PROVIDED A CROSSWALK THAT NEEDS RE-DESIGN TO ENSURE THE HANDICAPPED SPACE DOES NOT BACK OUT OVER THE CROSSWALK. B) Per this review: I acknowledge the position of the existing handicapped ramp, thank you. 5. Per DS 2-02.2.2.A.3, please provide a lot coverage calculation for the use - inclusive of building footprint (GFA) and vehicular use areas such as parking and driveways. The maximum allowed lot coverage is 70% for this use in this zone. CALCULATION INDICATED THAT AN AREA WITHIN THE CHURCH WAS USED FOR RECREATION AND WAS THEREFORE NOT INCLUDED IN THE LOT COVERAGE. PER LUC 3.2.9.3.B.2, THE SECTION DISCUSSES "TENANTS", WHICH INFERS RESIDENTIAL USE ALLOWANCE FOR A RECREATION EXCEPTION, NOT A CHURCH USE. PLEASE REVIEW AND REVISE THE CALCULATION. 6.
