Site plan (Sheet SD1.1) included in LSD Institute of Religion University of Arizona, does not meet the minimum site plan submittal requirements. Refer to Development Standard 2-02.0 for site plan content and specifications. 2. If separate plans were meant to be submitted for site plan please submit with next submittal. 3. Site plan indicates Striping only per zoning comments. However, Permit Plus indicates interior remodel and 712 sq. feet addition. There appears to be a discrepancy, please clarify. The site plan I found and reviewed in the package however, is dated January 17, 2008. See purple redlines for corresponding zoning comments.) TRANSMITTAL DATE: February 26, 2008 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. This project was reviewed solely for the expansion to the church and for the parking lot re-stripe. The building expansion is less than 4% according to the submittal, which allows for the review solely for the expansion and any site changes proposed. The project was reviewed for compliance with the Land Use Code (LUC), Development Standards (DS), American National Standards Institute (ANSI) and International Building Code 2006 (IBC), as well as City Code Ch. 20-222. 2. Per DS 2-02.2.1.6, regarding building: A) for the addition, please list the height of the building wall, from grade to top of parapet and to flat roof . This is for records and inspections. B) Please specify the addition is for the purpose of expanding the multi-purpose room (per my glance at the building plans) 3. Per DS 2-02.2.1.7, regarding setbacks: A) List both front and side street setbacks per LUC 3.2.6.5.A (developed area) B) Please dimension the setback proposed for the addition to the street lot line of 2nd St. 4. Per DS 2-02.2.1.8, regarding parking: A) per TCC 20-222, a free-standing sign must be posted advising of handicapped parking for each handicapped accessible space B) please provide a detail of the handicapped signage, including a $518.0 fine C) please declare which spaces are van accessible D) please declare the width of the parking space adjacent to the trash enclosure, OR the distance from the trash enclosure to the parking space adjacent. 5. Per DS 2-02.2.1.9, please call out what type of bicycle parking is provided currently on the site, class 1 or class 2. 6. Per DS 2-02.2.1.10, please provide sight visibility triangles. 7. Per DS 2-02.2.1.11, please dimension the width of the ingress PAAL and provide traffic circulation arrows or free-standing signs advising of ingress/egress for one way drives. 8. Per DS 2-02.2.1.12, regarding handicapped/pedestrian routes: A) per ANSI 502.4.1 and DS 2-08, the handicapped access aisle must join an accessible route to the building. Provide an accessible route to the building, ensure the route does not have cars backing out over it. B) Per ANSI 406 - provide a handicapped ramp with truncated domes (early detection devices) to allow handicapped access to the church building from the handicapped parking accessible route. C) Ensure truncated domes are provided on all ramps or pedestrian areas directly where transitioning to vehicular use areas. 9. Per DS 2-02.2.1.13, please call out any new free-standing signage - if applicable. 10. Per DS 2-02.2.1.20, please ensure any/all easements and their recordation information are called out. 11. Per DS 2-02.2.1.32, the dumpster location does not appear on the last approved site plan. Please see Engineering comments for dumpster requirements. 12. Per DS 2-02.2.2.A.3, please provide a lot coverage calculation for the use - inclusive of building footprint (GFA) and vehicular use areas such as parking and driveways. The maximum allowed lot coverage is 70% for this use in this zone. 13. Please note that depending upon the responses provided, further review comments may be forthcoming.
