This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. As of 6/12/2007 the City of Tucson has adopted the 2006 IRC with the exception of the plumbing portion which has been replaced with the 2006 UPC with amendments. All plans should reference these codes. FOUNDATION PLANS: 1. Provide a detail of the post to foundation connection. Show or note a 6" minimum separation of untreated exterior posts above finished grade and a metal post base with 1" space above the floor, R319.1.4 exception 1. Show two #4 rebar, each way, with 3" clearance from foundation sides & bottom. 2. Show the maximum spacing of anchor bolts on Detail 1, R403.1.6. FLOOR PLANS: 1. Show the removal and blocking of any Den windows, or show the wall removal establishing a 50% opening to an adjacent room. 2. Show compliance with R303.1 providing natural light into the Den, or show the installation of lighting fixtures. 3. Show compliance with R303.1 providing natural ventilation into the Den or provide approved mechanical ventilation. STRUCTURAL PLANS: 1. Detail all brace wall connections from the foundation to the roof sheathing, R602.10.8. Identify brace wall panel materials (min 3/8" OSB). Show on Detail 1, if continuous sheathing, R602.10.6. 2. Show rafter to existing wall connection using (H2.5) ties having a resistance to uplift of not less than 175 pounds, R802.10.5. SECTIONS - DETAILS: 1. Note or detail interior wall and ceiling covering (1/2" GWB), R702.3. 2. Show weep screeds with a minimum clearance 4" above grade or 2" above paved areas, R703.6.2.1. 3. Show wood beam seats with 1/2" clearance from masonry on top, end & sides, R319.1 item 4. PLUMBING PLANS: 1. Show the water softener discharge disposal line and termination, UPC 910.1 & 908.1. 2. Provide the BTU demand of each appliance (include the gas furnace listed on the Mechanical Plan) and total developed length from meter to the most remote appliance on the system, and verify the size of the supply pipe for the connected demand (may require upgrading), UPC 1217.0, 1217.2, & Table 12-7. MECHANICAL PLANS: 1. Show supply duct with minimum R-8 insulation, R1103.2.1. OUTDOOR LIGHTING CODE 1. Provide cut sheets for all new full cut-off fixtures showing the fixture wattage.
