This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. · Provide legible notation (darken) with a minimum 1/8" lettering. Enlarge Details. SITE PLAN: 1. Indicate the location of gas, water, electric and sewer or septic line on the property, from property line to building. Provide the location of utility meters. 2. Show the water pipe size from the meter to the building. Show the point of connection for the proposed hot and cold branches. The pipe must be sized for the calculated load, 2003 UPC 610.1. 3. Provide a note for: Underground facility tracer wires per DSD Memo, 10/24/2005 4. Specify overhead or underground electrical service. Overhead service for a new dwelling requires an appeal to the Building Official, UAC amendment section 108. FOUNDATION PLANS: 1. Show or note a 6" minimum separation of untreated exterior posts or columns above finished grade or support by metal pedestal with 1" space above the floor (Detail 1/A3), R319.1.4 exception 1. 2. Show compliance with termite treatment, R320 as amended. 3. Specify and locate all foundation hold-downs (at quarter points) for brace wall panels (North wall), R403.1.6, R602.10.3, R602.10.6. FLOOR PLANS: 1. Locate and identify brace wall type, R602.10.3 (include interior wall lines, R602.10.1.1) along with the appropriate tie-downs and nailing schedule, R602.10.8. 2. Note or detail the wall removal for the door opening between Foyer and existing dwelling. Indicate as load-bearing or not. STRUCTURAL PLANS: 1. Specify design criteria on plans. Provide values for roof dead load and live load, R301.1. (City of Tucson Amended). 2. Show the location of existing load bearing walls or roof supporting structures for verifying new beam sizes (Foyer rafter span), R301.1. 3. Provide a complete braced panel layout showing panels at the ends (within 12.5') of all wall lines and additional panels centered at least every 25' between, Table R602.10.1. All exterior wall lines shall be braced and parallel interior wall lines shall be braced at intervals not exceeding 35' from exterior wall lines, R602.10.1.1 4. Provide a ridge beam sized for the roof load at the 26.5' span, or show single sloped rafter sizes in compliance with Table R802.5.1. 5. Clarify the beam size over the Patio door. SECTIONS - DETAILS: 1. Specify water-resistive barrier over wall framing or sheathing, R703.2 2. Note and specify the ICBO evaluation report number, system name and manufacturer with the vapor barrier for thin-coat stucco systems over foam board, R703.6. 3. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d. PLUMBING PLANS: 1. Note and specify all piping materials, UPC 301.1.1. 2. Provide a water line diameter of sufficient size for the water softener relocation that serves all connected fixture units without pressure loss, UPC 610. 3. Provide water softener discharge disposal, UPC 910.1 & 908.1. 4. Provide the BTU demand of each appliance, total demand, and total developed length from meter to the most remote appliance on the system, and verify the size of the supply pipe for the connected demand (may require upgrading), UPC 1217.0, 1217.2, & Table 12-7. MECHANICAL PLANS: 1. Note if the 5 ton mechanical system includes a furnace R303.8, and if new or existing, M1302.1. 2. Show the point where the flue/chimney (metal pipes) passes through the structure (wall or roof), G2427.5.3. ELECTRICAL PLANS: 1. Provide an electrical riser diagram, E3303. Note the feeder size for the new 100A sub-panel, E3605.1. 2. Correct the panel schedule showing circuit number 4, E3304.11. 3. Weatherproof covers are required for preventing moisture from entering electrical boxes in damp or wet locations, E3805.11. 4. Note that only approved outlet boxes may be used for ceiling fans, E4001.6. OUTDOOR LIGHTING CODE 1. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 12,000 lumens per acre. Include all exterior fixtures on the property in the calculations. Show the exterior fixture wattage for determining lighting limits.
