This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007, the 2006 UPC with amendments on 7/10/2007 and effective 1/1/2007 the Inclusive Home Design. All plans should reference these codes. Adopted amendments are found at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html GENERAL NOTES: " Interior alterations require the installation of smoke alarms at existing bedrooms, R313.2.1. FOUNDATION PLANS: 1. Show or note a 6" minimum separation of untreated exterior posts or columns above finished grade and support by metal pedestal with 1" space above the floor (Detail 3/4), R319.1.4 exception 1. 2. Show compliance with termite treatment, R320 as amended. 3. Revise the post foundation requirements for accommodating all loads, R401.2. The 16" SQ footing (Detail 3/4) is undersized (Min 18" SQ). 4. Show the minimum 12" footing depth below undisturbed soil (Detail 3/4), R403.1.4. STRUCTURAL PLANS: 1. Identify the bold broken-line centered (not a load bearing structure) at the New Kitchen on sheet 5, R301.1. 2. Provide rafter sizes in compliance with Table R802.5.1. Revise the undersized Master Bedroom rafters (20' span). SECTIONS - DETAILS: 1. Specify all ledgers connected to masonry walls with 3x material, R606.11. 2. Show the ceiling gypsum board as either 5/8" or ½" sag resistant (Detail 1/5) when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d. 3. Show fiber-cement board (Note 10/3) or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. 4. Show location and method of flashing all wall and roof intersections (Detail 2/5), R903.2.1. 5. Note and specify all roof slopes appropriate for selected material, R901.1. (Minimum allowable slope for Built-up roof is ¼" per foot, R905.9.1). PLUMBING PLANS: 1. Revise the Plumbing sheet showing the 2006 Uniform Plumbing Code at Note 2. 2. Clarify the point of connection of the new cold water line (at Hot Water Heater) to existing service pipes. The supply pipes must be evaluated for sufficient size for controlling excessive flow rates, UPC 610.3. Provide pipe sizes, length to meter and a complete (include existing) fixture unit schedule UPC 610.8, Table 6-6. Existing water pipes may require larger sizes. 3. Show any new Hose Bibs with backflow preventers, UPC 603.2.3. 4. Clarify the type of water heater. Plumbing Note 4 indicates a natural gas unit. Show flue venting and combustion air inlets. Provide a gas line isometric showing the point of connection and size the supply pipe for the connected demand. Include the BTU demand and length of line to each gas appliance sharing a truck line, size and length of each branch, and the total demand and total developed length from the meter to the most remote appliance on the system. UPC 1217.2, & Table 12-7. Existing gas pipes may require upgrading. MECHANICAL PLANS: 1. Revise the Mechanical sheet Note G showing the 2006 IRC. 2. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, R1103.2.1. Show R-4.2 insulation when ducts are located in an unconditioned space (chase) inside the thermal envelope, IECC 503.2.7 (City of Tucson Amended). 3. Show the kitchen exhaust fan (shown on the Electrical sheet) with minimum 100 CFM rating, M1507.3. ELECTRICAL PLANS: 1. Smoke alarms are required outside each separate sleeping area, R313.2. 2. Specify recessed lighting with 3" separation from combustibles or IC listing, R808, and compliance with energy efficiency leakage, N1102.4.3. 3. Provide a panel schedule showing wire size, E3304.11 & E3606.2. 4. Revise the circuit numbers shown at the Ceiling Fans and under the Kitchen Sink for Dishwasher & Disposal (not as shown on the panel schedule), E3603.5. 5. Show the location of circuit #28, or revise the discription, E3603.5. 6. Revise the laundry room circuit #7. This circuit shall serve no other locations, E3603.3 and 3801.8. 7. Show a GFCI receptacle outlet on the same level within 25' of exterior HVAC equipment, E3801.11. 8. Show all relocated or terminated receptacle outlets serving the old kitchen countertop (circuit #1 & 2), E3802.6. 9. Note that combination type arc-fault circuit interrupter shall protect bedroom outlets including receptacles, lights and smoke detectors (circuit #30), E3802.12. 10. Indicate the location of all disconnect switches for new HVAC equipment, E4001.5. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Mass wall requirement is R=4 when 50% of insulation is exterior and R=6 when applied interior, N1102.1. Show these values on Detail 2/4, 3/5 and a detail of the Master Bed Room/Storage Room wall. 2. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13. Show the "U" factors of the windows, doors and skylight on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.40, N1101.2.
