1. Verify depth of existing sewer line and slope of new pipe run to meet existing. Specify
minimum slope of new pipe. Provide an additional cleanout when the bends exceed 45

Sheet 2
1. This sheet is labeled as foundation but contains all information for the floor plan. This is
confusing and should be removed. Show only that information which is pertinent to the
plan indicated. Clearly note the interior bearing at the center of the new addition.
Reference IRC Section 106.
2. Provide complete dimensions of the new construction. Reference IRC Section 106.
Sheet 3
1. Each bedroom shall have 8% of the room area in glazing per IRC Section 303.1.
Window sizes noted only provide 12 square feet while 17 is required.
2. Clearly note the opening between the Dining Room and New addition is an existing
opening requiring no additional structural support.
3. When enclosing a former window into a room addition, the remaining window area must
provide the code required 8% of the area in glazing. The removal of the existing window
at the Dining Room creates a violation of that code. Section 303.2 in the IRC allows the
combining of spaces open to each other to reach the required area of light and
ventilation. The area of the Living, Dining, Kitchen and Arizona Room equals 730 square
feet. 8% of that area is 58.4 square feet of window area. The windows noted only
provide 47 square feet. Provide additional area of window per IRC Section 303.
4. Bathroom window must be tempered glass per IRC Section 308.4 (5).
Sheet 4
1. Indicate on the framing plan the location of an existing or new attic access panel as
required. Reference IRC Section 807.
2. Coordinate the detail noted with sheet 5 sections. Verify minimum ceiling height.

Sheet 6
1. Note the sill height at bedrooms must be 44” or less. Reference IRC Section 310.1.

calculations and list vent types and number of vents. Reference IRC Section 806.
Sheet 7
1. Provide outlets where noted in Bedrooms. Reference IRC Section E3801.2.1.
2. Specify if A/C unit is existing or new. Reference IRC Section 106.
3. Exterior outlets are to be GFCI protected and weatherproof per IRC Section E3802.3.
4. Provide ventilation of the laundry room as it is now an interior room. Reference IRC
Section 303.3.
Sheet 8
1. Provide a detail as to how the ductwork will be supplied through 2 x 8 rafters. Reference
IRC Section 106.
