B. Please respond in writing to each comment by marking the attached comment list or creating a response letter. Indicate which detail, specification, or calculation shows the requested information. Your complete and clear responses will expedite the re-check and hopefully, approval of this project. Thank you for your assistance.

C. These plan review comments are based on building code items only. If site-related comments are applicable to this project, they will be generated by others (e.g., County Engineering, Public Works, Health, etc.).

GENERAL REQUIREMENTS:

Current code adopted by the City of Tucson is 2006 IRC.


FLOOR PLAN COMMENTS:

Provide dimensions for all doors and hallways.

Locate and identify all ceiling heights.

Every sleeping room and basement with habitable space shall have at least one window minimum net clear opening 5.7 square feet (minimum 5 square feet net clear opening at grade floor), minimum opening width of 20 inches, minimum opening height of 24 inches and the finished sill height shall not be more than 44 inches above the floor; or provide exterior door for emergency egress. IRC Section R310.1.


ELEVATIONS:

1. Illustrate weep screed in accordance with IRC Section 703.6.2.1.


ROOF PLAN COMMENTS:

Note and specify all roof slopes. IRC Chapter 9.

Detail, note and size all roof drains/scuppers. IRC Section R903.4.

Note weights and plies of all built-up roofing. IRC Section R905.9





FOUNDATION PLAN COMMENTS:

Note and specify surface drainage. IRC Section R401.3.

Note and specify termite protection.


Provide information to show that existing foundation meets code requirements.

Show required holddowns.

FRAMING PLAN COMMENTS:

Provide detail to clearly convey how new construction will attach to existing structure.

Note on the plan all lumber shall bear an approved grading stamp.

Specify lumber grade, species and size of members. IRC Section R602.

Indicate size and span of headers and lintels in all bearing and non-bearing walls.

Indicate all braced wall panel locations.

MECHANICAL COMMENTS:

Specify HVAC equipment. IRC Section M1301 and 1303.

Indicate access clearances and working space around HVAC equipment. IRC Section M1305.

Show dryer duct size, length and location IRC Section M1502.


Show condensate line and secondary condensate line. IRC Section M1411.3 and M1411.3.1.

PLUMBING COMMENTS:

Illustrate how new plumbing will connect to existing. Check water supply line sizes.

Provide cleanout @ new bath.

Specify materials for waste, water and gas pipes.

Reference locations and provide size of roof drains and scuppers.

Specify size of water meter. IRC 2903.1

Note and specify that all toilet, bath, and shower areas have minimum clearances illustrated in figure IRC 307.21

Note and specify that shower area walls shall be finished with a non-absorbent surface to a height of six feet above the drain. IRC Section R307.2.



ELECTRICAL COMMENTS:

Provide smoke alarms in each sleeping room, and outside each sleeping room in the immediate vicinity of the bedrooms. IRC Section 313. Smoke alarms shall be on a dedicated circuit.
Provide an approved grounding electrode system. IRC Section E3508.
Receptacles shall be installed so that no point along the floor line in any wall space is more than 6 feet, measured horizontally, from an outlet in that space, including any wall space 2 feet or more in width. IRC Section E3801.2.1.


Provide bonding to the interior water piping and above ground portion of gas piping systems. IRC Section E3509.

Provide a GFCI protected receptacle outlet in the bathroom.

SUMMARY: Engineering Division of Development Services Department has received and reviewed the Site Plan (T07CM02194), Floodplain Use Permit (T07OT01339), and the submitted cost estimate for the proposed addition for the above referenced property. Engineering Division recommends approval of the Site Plan and Floodplain Use Permit at this time.
CONDITIONS OF PERMIT:

1) The associated improvements are with permit activity number T07OT01339 (Floodplain Use Permit) and T07CM02194 (building plans).
2) Any improvements to the structural building for this project are considered a substantial improvement to an existing floodprone structure if the value of this new improvement is 50% or more than the value of the existing structure in present day value. If the project is determined to be a substantial improvement, and, if it is determined that the lowest floor elevation is below the regulatory floor elevation, a design submittal, and review and acceptance of the submittal for floodproofing will be required and shall conform to City of Tucson floodplain development requirements.
3) Cumulative values shall be accounted for the building structure, so that tracking of the 50% status is current. No person shall repair or alter property in a piecemeal manner so as to avoid the provisions of Section 26-4.1.a.3, Chapter 26-Floodplain and Erosion Hazard Management.
4) The applicant attests to the fact that the plans and documents submitted represent all of the improvements that will be done to the existing building, and that all additions, improvements or repairs to the building are included in the construction plans and/or documents herewith. No other improvements, repairs, reconstruction, additions or remodeling have been made to the structure that is not indicated in the attached plans and/or documents.
5) This permit is specific to the improvements specified as the construction of an addition to an existing single-family residence as shown on this plan. It shall not apply to any other structure or property, whether attached or unattached, not specified under this permit.
6) Copies of the improvement plans/permit documents shall be kept in a readily accessible location on site at all times.
