A. The following plan review comments are based on the City of Tucson Building Regulations and referred to the 2006 International Building Code.

B. Please respond in writing to each comment by marking the attached comment list or creating a response letter. Indicate which detail, specification, or calculation shows the requested information. Your complete and clear responses will expedite the re-check and hopefully, approval of this project. Thank you for your assistance.

C. These plan review comments are based on building code items only. If site-related comments are applicable to this project, they will be generated by others (e.g., County Engineering, Public Works, Health, etc.).


FLOOR PLAN COMMENTS:

Locate and identify heights of all ceilings. Include hallways, utility rooms, garages, and walk in closets.

Provide the following note: An insulation certificate will be required at time of final inspection. IRC Section N1101.3.


An attic access opening shall be provided to attic areas that exceed 30 square feet and have a vertical height of 30 inches or greater. The rough-framed opening shall not be less than 22 inches by 30 inches and shall be located in a hallway or other readily accessible location. A 30 inch minimum unobstructed headroom in the attic space shall be provided at some point above the access opening. IRC Section R807.1.

Every sleeping room and basement with habitable space shall have at least one window minimum net clear opening 5.7 square feet (minimum 5 square feet net clear opening at grade floor), minimum opening width of 20 inches, minimum opening height of 24 inches and the finished sill height shall not be more than 44 inches above the floor; or provide exterior door for emergency egress. IRC Section R310.1. Show all sill heights.

ELEVATIONS:

Provide height dimensions for roofline, headers, top plate and finished floor. IRC Sectiob R106.1

Provide exterior wall covering anchoring method and backing (ICC Evaluation Report number). IRC Section R703.

For thin coat stucco systems over foam board, note and specify the ICC Evaluation Report number, system name and manufacturer. Note and specify the vapor barrier used. IRC Section 703.6.1

Illustrate weep screed in accordance with IRC Section 703.6.2.1.

ROOF PLAN COMMENTS:

Provide ICC evaluation Report number and manufacturer for all concrete or clay-type tile roofing IRC Section R905.3.4.

Provide attic ventilation calculations for all concealed attic spaces; include required and provided net free ventilation area. Also, indicate the type and location of attic ventilation. Provide the following note, if applicable: "Where eave or cornice vents are installed insulation shall not block the free flow of air. A minimum of 1 inch space shall be provided between the insulation and roof sheathing at the location of the vent”. IRC Section R806.
Conditioned attic assemblies shall comply with IRC Section R806.4.

FOUNDATION PLAN COMMENTS:

Note and specify Termite protection. IRC Section R320.

Note on the drawings the allowable soil bearing pressure used in the design of the footings. IRC Section R401.4.1.

FRAMING PLAN COMMENTS:

Note on the plan all lumber shall bear an approved grading stamp.

Note Specify design criteria: floor and roof live and dead loads. IRC Section R301.

Indicate all braced wall panel locations. Specify the method of bracing to be used. A sealed lateral analysis, prepared by an Arizona Registrant, will be required if the bracing does not comply with the conventional provisions. IRC Sections R602.3, R602.11 and R602.10.3 Braced wall panels must be designed to current code.
Show all required blocking IRC Section R602.8

TRUSS SYSTEMS: Trusses can be submitted as a “Deferred Submittal”. However, they must be submitted and approved prior to their fabrication.

Provide complete truss calculations and truss layout plan. Truss designs submitted must include all types and be designed for the loading conditions, span, slope, and spacing designated on the framing plan. IRC Sections R502.00.0 and R802.10.1.
Truss calculations must be signed, dated and sealed by an Engineer who is registered in the State of Arizona. IRC Sections R502.11.1 and R802.10.2
The seal on the truss calculations shall be dated within the latest adopted IRC. IRC Section R502.11.1
All truss calculations shall be cross-referenced to the truss layout or the roof and floor framing plans. IRC Section R502.11.
Specify all hangers used to hang trusses from girder trusses, walls, or other locations. IRC Section R802 & ANSI-TPI 1995. IRC Sections R802.10.5 and R802.11.

Show how trusses are to carry roof mounted or attic mounted HVAC units. IRC Section R502.11.3.

The architect and engineer of record must review truss calculations (when applicable). Truss calculations must bear a shop drawing stamp showing this review has been done. IRC Section R502.11.1

MECHANICAL COMMENTS:

The dwelling unit shall be provided with heating facilities capable of maintaining a room temperature of 68 degrees at a point of three feet above the floor and 2 feet from exterior walls in all habitable rooms. IRC Section R 2303.8

Show evaporative cooler installation methods. IRC Section M1413. Show location of swamp cooler.

Show dryer duct size, length and location IRC Section M1305.1.3

Provide exhaust fans to the outside from bathroom, water closet compartments, and similar rooms if not supplied with natural ventilation. IRC Section R303.3 Provide exhaust fan at master bathroom.

PLUMBING COMMENTS:

All text must be a minimum 10 pt. Font per City of Tucson.

Provide a drainage pipe isometric showing all drain, waste and vent piping. IRC Section 106.1

Note that drainage piping serving fixtures which have flood level rims located below the elevation of the next upstream manhole cover of the public sewer shall be protected from backflow of sewage by a backwater valve. IRC Section P3008.

Specify size of water meter. IRC table 2903.1

Note and specify that all toilet, bath and shower spaces have minimum clearances illustrated in IRC Figure 307.1

Indicate the location of the T and P relief line from the water heater to the exterior of the building. The T and P relief line shall meet the requirements of IRC Section R2803.

ELECTRICAL COMMENTS:

Smoke alarms shall receive their primary power from the building wiring with battery backup. Wiring shall be permanent without a disconnecting switch other than those required for overcurrent protection. IRC Section R313. Smoke alarms must be on a dedicated circuit.

Provide a note indicating all branch circuits that supply 125-volt, single-phase, 15 and 20-ampere receptacle outlets installed in dwelling unit bedrooms shall be protected by an arc-fault circuit interrupter(s). NEC Article 210-12(b).
