TI: Medical Outpatient TRANSMITTAL: 07/16/07 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. Per the letter from William Balak dated 7-16-07 this site does not have nonconforming use. A board of adjustment case for reduction of parking was granted requiring 232 parking spaces and at least 50% of the uses being required to be retail. 2. Provide a copy of the last approved site plan. This is required in order to verify changes. 3. A site card submittal will be required if the parking spaces are being reconfigured. Provide a site plan clearly indicating the location and number of parking spaces on this property. Per the aerial photographs there appears to be angled parking in front of the proposed Medical use portion of the building where as the site plan submitted indicates perpendicular parking. It also appears that a kiosk has been installed in the parking lot using at least 2 of the required parking spaces. Clearly indicate the location of the proposed generator on the site plan. This is required in order to verify the generator is not in conflict with required parking or PAALs. 4. On the site plan clearly indicate the use and square footage of all tenants. The square footage of retail uses must be greater than 50% of the total gross floor area for the entire shopping center. 5. A lot combination has been completed for this site. A covenant regarding the use and development of real property is required to be completed and recorded. Provide a copy of the covenant and provide the recording information (docket and page) on the site plan. A copy of the covenant is available on line or at the DSD front counter.
