The initial review for the above project has been completed. This letter contains comments which need to be addressed by written responses to each which indicate any actions taken. In order to facilitate a shorter second review, all indicated corrections and revisions to the plans must be made, and two complete new sets of prints, along with one complete redlined set, must be returned to our office. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets, and that all changes have been highlighted with appropriate revision numbers, revision dates, and “cloud bubbles.” Pen or pencil corrections on final prints are not acceptable.

This project has been reviewed for conformance with the 2003 IRC, 2003 IMC, 2003 IECC, 2002 NEC codes with local modifications, and the 2003 UPC with State of Arizona Amendments. Any revisions to this plan will require an additional review and approval by Willdan.

ARCHITECTURAL COMMENTS:
Sheet 2
All exterior doors require a landing or floor at the exterior. Landings must be at least as wide as the doors they serve and 36” in the direction of travel. Reference IRC Section R311.4.3.

Provide ½” gypsum board on all walls common to the garage and house. Reference IRC Section R309.2.

Identify ceiling heights in all areas on floor plan. If sloped ceiling, note average height. Reference IRC Sections R305.1, R106.1.1.

Sheet 3
For thin-coat stucco systems, note and specify the listing agency’s evaluation report number, system name and manufacturer, and note and specify the vapor barrier. Reference IRC Section 106.1.

Sheet 5
Provide access to each separate attic space that exceeds 30SF. Designate locations on the drawings. Openings shall not be less than 22” X 30” for attics. Attic access shall provide a minimum of 30” of headroom and shall be located in a hallway or readily accessible space. Reference IRC Sections R807.1, R408.3.

Show calculation of attic ventilation area. Note location of all vents needed to comply or show compliance with an accepted Non-vented Roof Method Details 1-8, Dated 7/18-19/2001 as permitted by Section R104.11, Alternate Methods. Reference IRC Section R806.2.

STRUCTURAL COMMENTS:
Sheets 2 and 7
All slabs and pads, including landings at all doors, shall be shown and their thickness specified. Reference IRC Sections R506.1, 403.1.

Indicate the slope for exterior slabs. Reference IRC Section R311.6.1.

Sheet 5
All structural calculations and plans shall be done by a Registered Design Professional, per the Arizona Board of Technical Registration, for the garage, as it exceeds the prescriptive method of the IRC and no brace wall lines are provided - unless specifically approved by City of Tucson Development Services. Reference IRC Section R602.10.1.1.

Specify lumber grade and species. Specify manufacturer and series on glue-lams and “I” joists. Reference IRC Section R106.1.1.

Specify and detail all over-framing. If solid sheathing is used on the lower trusses, provide minimum openings of 22” by 30” for access and ventilation into over-framed areas (>30 SF). If solid sheathing is not used on lower trusses, provide details for bracing of top chord of lower trusses. Reference IRC Section R807.1.

Detail all brace wall connections from the foundation to the roof plywood. Reference IRC Section R106.1.1.

Provide brace wall details and notes for exterior frame walls and main cross-stud partitions. Reference IRC Sections R106.1.1, R602.10.3.

Sheet 7
Locate and identify brace wall types and locations, along with the appropriate nailing schedule. Reference IRC Section R106.1.1.

Specify design criteria on plans. Provide values for floor dead load and live load, as well as roof dead load and live load. Reference IRC Sections R301.4, R301.5.

MECHANICAL COMMENTS:
Sheet 2
Note on plans: “Mechanical shall comply with 2003 IRC Chapters 12-24.” Reference IRC Section M1201.2.

Show on the plans how mechanical fresh air will be provided if using one of the non-vented roof methods. Reference Non-Vented Roof Details Dated 7/18-19/2001.

Please provide details on how heating will be maintained at 68 degrees, at a minimum height of 3 feet, for the porch that has been enclosed to create the Arizona Room. Reference IRC Section R303.8.

ELECTRICAL COMMENTS:
Sheet 2
Note on plans: “All electrical work shall comply with 2003 IRC Chapters 33-42.” Reference IRC Section E3301.2 and City of Tucson Submittal Requirements.

Designate on the plans the location and circuit of all required light fixtures, receptacles, and switches. Provide a panel schedule noting circuit number and size along with a general description. Reference IRC Chapters E38, E39, and City of Tucson Submittal Requirements.

At least one wall switch controlled light or outlet must be provided in attached garages, outdoor entrances or exits, and all habitable rooms. Please indicate on plans. Reference IRC Sections E3803.2, E3803.3.

Provide an exterior outlet at grade level located at both the front and back of the dwelling. These outlets shall be GFCI protected. Reference IRC Sections E3801.7 and E3802.3.

Electrical load calculations are required if more than 4 circuits are added. Reference IRC Section 106.1.1 and City of Tucson Submittal Requirements.

Submit panel schedule showing circuit amps, wire size, panel size, and circuit numbers. Reference IRC Section 3502.2 and City of Tucson Submittal Requirements.

Show locations of smoke detectors. Reference IRC Sections R313.1, R313.1.1.

When ceiling finish materials are removed, existing bedrooms shall be in compliance. When ceiling finish materials are not removed, existing bedrooms shall be equipped with battery operated smoke detectors. Reference IRC Sections R313.1, R313.1.1.

Please provide cut sheets for all the exterior light fixtures shown or noted on plans. The cut sheets need to provide lumens per fixture and show if the fixture is a full cut-off, which means no light is emitted at or above the horizontal plane. Reference City of Tucson Outdoor Lighting Code.

Please specify how many lamps of each type are being used for the exterior lighting. Lumens will be calculated by the maximum allowed watts for each fixture that the manufacturer specifies. Reference City of Tucson Outdoor Lighting Code.

Cross-reference exterior lighting fixtures on the plans with the cut sheets and calculations submitted. Reference City of Tucson Submittal Requirements.

Please provide electrical plans, as none were provided. Reference IRC Section 106.1.1.
