TRANSMITTAL DATE: July 30, 2007

COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the expansion only. Structures on the site plan are labeled as Warehouse and under the Project Data the same buildings are listed as General Manufacturing, please clarify what the use is. This project was reviewed as a General Manufacturing use.

2. This comment was not addressed. This project does contain two parcels. Provide the lot combo documents or site plans that show how the two separate sites can stand alone. It appears that this project is comprised of two (2) different parcels. There are two (2) options in regards to utilizing the two (2) parcels as one site. Prior to approval of the site plan provide; 1) A Pima County Tax Parcel Combo and a recorded covenant regarding development and use of real property, or 2) Provide a site plan for each parcel that shows how the parcels can stand alone and meet the requirements of the LUC if sold separately along with a recorded covenant regarding development and use of real property.

3. Zoning acknowledges that the west canopy is to be removed. Provide permit documentation for the west canopy. Provide documentation which permits the awnings shown on the east and west end of the "EXISTING 10,000 SF WAREHOUSE". Per the provided last approved site plan the "EXISTING MTL. COL, MTL. SHED CANOPY, & WOOD COMPR ROOM" located on the west side of the "EXISTING 10,000 SF WAREHOUSE" was "TO BE REMOVED AT END OF PHASE ONE CONSTR". Please clarify. Additional comments maybe forth coming.

4. Clearly delineate between existing parking and proposed.

5. This comment has not been addressed. The existing building shown near the southeast corner is not located correctly. As this site is functioning as a single site this building must be shown correctly. Based on the most recent aerial photos and the provided last approved site plan, the building located in the southeast corner of the project does not appear to be sited correctly. The last approved site plan calls this building out as having 7,680 square feet where the current site plan calls out having 6,230 square feet. Please clarify. Additional comments maybe forth coming.

6. This comment has not been fully addressed. The total square footage on site, based on information provided on the site plan is 50,436 sq. ft.. The parking calculation is base on the primary use which is General Manufacturing. This said, 50,436 / 500 = 101 parking spaces required. List the required and provided on the plan. This calculation includes all structures on site. D.S. 2-02.2.2.A.4 The parking calculation is not correct. If the primary use is General Manufacturing then the total gross floor area, see LUC Sec 3.3.3.7.C, is used for the calculation. 49,013/500 = 98 spaces required. Currently on site there are 89 parking spaces based on the most recent aerial photo, a Board of Adjustment Variance maybe required if the parking is to remain as it is currently on site. Once existing and proposed parking is clarified additional comments maybe forth coming.

7. This comment has not been fully addressed. Based on 106 vehicle parking spaces provided, 106 x 8% = 9 bicycle parking spaces required, 8 Class 1 & 1 Class 2. Provide the required and provided number of bicycle parking spaces on the plan. If additional Class 2 are required the provided Class 2 detail does not meet the requirements of the revised D.S. 2-09. D.S. 2-02.2.2.A.4 Provide the required and provided bicycle parking space calculation on the site plan. Show the location of the bicycle parking on the site plan. Additional comments maybe forth coming.

8. This comment was not fully addressed. With a total of 47,397 sq. ft existing on site and an expansion of 3,039 sq. ft. (3,039/47,397) the percent expansion would be 6.4%. D.S. 2-02.2.2.A.6 The building expansion calculation is not correct. The total square footage currently on site is 45,974 not 69,624 as Phase II has not been constructed. Revise the calculation and if the use for this project is General Manufacturing remove the reference to Warehouse from the calculation.

9. Based on the most recent aerial photo, clarify how the proposed loading zone and parking, located north of the 7,680 sq. ft. building, will work with the existing loading dock.

10. Ensure that all changes to the site plan are reflected on the landscape plan.

11. Additional comments may be forth coming depending on how each comment has been addressed.
