COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. DS 2-02.2.1.2 The legal description provided is not correct. Provide corrected legal.

2. DS 2-02.2.1.7 Provide the setback dimension from the future curb to the building at the closest point from building to curb.

3. DS 2-02.2.1.8 The access aisle for both of the indicated handicap parking spaces must meet ANSI 117.1-2003 Sec. 502.4.2 and 502.4.3. The access aisle must be the full width for the entire length of the parking spaces they serve. The indicated curb cannot block the end of the access aisle.

On detail 4 of D-1 clearly indicate the maximum slope of the parking space and access aisle. Per ANSI 117.1-2003 Sec. 502.5 the maximum slope is 1:48.

On detail 4 of D-1 is a note indicating the at the pedestrian circulation handicap accessibility will have a minimum slope of 1:10. The correct maximum slope is 1:12 per ANSI 117.1-2003 Sec. 405.2. Revise note.

Per City of Tucson Standards the minimum distance from grade to the bottom the main handicap sign is seven (7) feet. Revise detail 3 of D-1.

In the parking calculations for the future right of way taking clearly indicate the number of required and provided parking spaces.

4. DS 2-02.2.1.9 Detail 11 of D-1indicates class two bicycle parking parallel to a wall, on the site plan the spaces are perpendicular to the wall. Clearly indicate the required 36" space from the rack to the wall at the front of the rack. FYI: the indicated 10" from the bicycle to the wall is incorrect, minimum distance is 30" from the rack to a wall parallel to the rack. See DS 2-09 figure 9.
FYI: When less than 50 vehicle parking spaces are provided it is allowed to substitute class two bicycle parking spaces for the required class one spaces. See LUC 3.3.7.8.A

The location of the class two bicycle parking spaces must be within 50' of the main building entrance(s). Provide for both buildings. See DS 2-09.4.1.

Directional signage must be provided if the class two bicycle parking spaces are not visible from the adjacent street. See DS 2-09.4.4

5. DS 2-02.2.1.11 Per DS 3-05.2.2.B.3 a minimum distance of two (2) feet must be maintained between a PAAL and a wall or screen. This will be required along the entire east property line.

6. DS 2-02.2.1.13 If applicable, provide location, type, size and height of existing and proposed signage including any billboards.

7. DS 2-02.2.1.25 If applicable, provide existing and proposed lighting layout and type.

8. DS 2-02.2.2.A.3 In the zoning information portion of the site plan is a note stating "located on nonresidential zones (30)" , remove this note.

The indicated required Floor Area Ratio (FAR) is incorrect. The correct FAR for this project is 0.90. Provide the proposed FAR in the zoning information portion of the site plan.

There is a set of notes located to the left of the parking calculations, floor area required, building, site, and X, these are incorrect or not required because of duplication. Remove notes.

The bicycle parking calculations provided in the parking calculation portion of the site plan indicate that all bicycle parking spaces are to be class two. The plans and details indicate that class one bicycle parking spaces are being provided. Clarify.

In the bicycle parking calculations it is indicated that 41 vehicle parking spaces are being used for the calculation. Revise to the provided 48 spaces.

9. Depending on changes to this plan and responses to the above comments, additional comments may be forth coming.

9. Indicate on the plan view if Grant Road has sidewalks. If Grant Road does not have existing sidewalk, this project must provide new 6' sidewalks. Revise and label accordingly. DS 2-02.2.1.A.21.

10. Provide existing contours and/or spot elevations with the Bench Mark and datum. DS 2-02.2.1.A.23.

3. Planting Plan. The planting plan and layout calculations will include the following information:

§ Both the proper and common name of each type of plant material.

§ Locations, size, and name of existing vegetation to remain in place.

§ Identify screening elements.

4. An approved site plan is required indicating how the project will comply with LUC requirements when the MS&R right-of-way can no longer be used as part of the site. Such plan is to be an exhibit to an executed covenant for recordation stating the responsibility of the property owner, successor, or assignee as to the removal of improvements and compliance with the LUC at no cost to the City.

5. Within a vehicular use area, one (1) canopy tree is required for each 10 motor vehicle parking spaces and every parking space shall be located within forty (40) feet of the trunk of a canopy tree (as measured from the center of the tree trunk) per LUC 3.7.2.3.A.1. Additional tree is required within vehicle use area.

6. Landscape plan shall include irrigation specification design and layout per DS 2-06.5.4.A & DS 2-06.5.4.B including source of irrigation, sleeves for driveways and sidewalks, locations of valves, low-flow bubblers or drip irrigation. Graphically show irrigation on landscape plan.

7. The site plan and landscape plan must show identical site layout to avoid conflict between the two plans. Ensure that all changes to the site plan are reflected on the landscape plan.
