This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance. 2. This comment was not fully addressed. Provide the future and existing SVT's for the near side (north side) of the south entrance PAAL. D.S. 2-02.2.1.A.10 Provide the existing and future sight visibility triangles (SVT's) on the site plan, see engineering comments. 3. Clarify if there is vehicle access to the proposed building along the south side. If no vehicle access is proposed along the south side then per D.S. 2-08.4.1.B a sidewalk is required along the south side of the proposed building. If there is vehicle access proposed then a pedestrian access is all that would be required. For your information truncated domes are not required at a pedestrian refuge. D.S. 2-02.2.1.A.12 Per D.S. 3-05.2.2.B.1 a minimum setback distance of five (5) feet for a pedestrian refuge area must be maintained between the PAAL and any structure. Per D.S. 2-08.4.1.B a 4' sidewalk will be provided adjacent and parallel to any PAAL on the side where buildings are located. This said, provide the pedestrian refuge and sidewalk along the south side of the proposed building. 4. Per ICC/ANSI A117.1-2003 Sec. 406.6 curb ramps and the flared sides of curb ramps shall be located so they do not project into access aisles and Sec. 502.5 handicapped access aisles shall not have surface slopes steeper than 1:48. This said it appears that you are proposing a ramp within the access aisle please clarify. Show the truncated domes on the plan and detail. D.S. 2-02.A.2.1.12. There does not appear to be any access from the handicapped access aisle to the sidewalk. Clearly show how access is provided from the handicapped access aisle to the proposed sidewalk on the plan and handicapped detail. Detectable warnings (truncated domes) will be required at all curb access ramps. ICC/ANSI A117.1-2003 Sec. 406.13. 5. Clarify what the area under the awning is to be used for. Per LUC Sec. 2.5.4.6.B Commercial Services activity shall be conducted entirely within an enclosed building. This said repair/cleaning of vehicles is not allowed under this awning. Per D.S. 3-05.2.2.B.1 Provide the required sidewalk within the pedestrian refuge. Truncated domes are not required at a pedestrian refuge. D.S. 2-02.A.2.1.12. Clearly delineate the width of the sidewalk as it runs under the proposed porch. Minimum width of four (4) feet must be maintained. 6. Provide the allowed FAR on the plan. D.S. 2-02.2.2.A.3 Provide a Floor Area Ration (FAR) calculation on the plan, see LUC Sec. 3.2.11.2.C 7. D.S. 2-02.2.1.A.8 Provide a dimension from the bottom of sign to finish grade. This dimension should be 7'-0" 8. Remove all references to "DENSITY CALCULAITON", "LOT COVERAGE" and "RETAIL" from the Site Plan Data. Zoning acknowledges that this comment was not made during the first review but due to other comments which still need to be addressed please remove these references from the plan as they do not apply to this project. 9. Ensure that all changes to the site plan are reflected on the landscape plan. 10. Additional comments may be forth coming depending on how each comment has been addressed. Please include a response letter with the next submittal that states how all comments have been addressed. RESUBMITTAL REQUIRED: SITE PLAN, DRAINAGE REPORT 1. Provide the length of each SVT adjacent to the label. The label should read as follows, "125' SVT EXIST." 2. Provide near side existing and future sight visibility triangles (SVT) at the south entrance/exit drives. For an arterial road the near side length is 345' and the far side length is 125'. DS 2-02.2.1.A.10. 3. Show on the plan view a 4' sidewalk within the 5' pedestrian refuge on the south side of the building. DS 3-05.2.2.B.1 4. It is not clear why the provided finish grades and drainage patterns on the plan view are directed to the east. The natural direction of drainage is to the west. Stormwater must be accepted and released from developments essentially at the same locations, and with the same magnitudes, as encountered under natural or existing conditions. Please provide clarification. DS 2-02.2.1.A.16. 5. A grading plan review, approval and permit will be required. It is recommended to formally submit a grading plan with the grading application at the time of the next site plan review. DS 2-02.2.1.A.17. 6. Provide curb openings to allow stormwater from the drainage easement to enter the landscape borders. DRAINAGE REPORT COMMENTS 1. It is not clear why the provided finish grades and drainage patterns on the plan view are directed to the east. The natural direction of drainage is to the west. Stormwater must be accepted and released from developments essentially at the same locations, and with the same magnitudes, as encountered under natural or existing conditions. The Bantam Estates Tentative Plat shows the drainage being directed to the north. Please provide discussion that clarifies the change. Be advised the clarification may not be approved.
