This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. I. GENERAL REQUIREMENTS: · Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please). All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. II. FLOOR PLANS: § Provide additional details and dimensions for the stairs at the master bedroom entry. (36" width min, 10" min. tread depth, 7 ¾" max. riser height, R311, R312. III. STRUCTURAL PLANS: § Truss calculations must be signed, dated and wet-sealed by an engineer who is registered in Arizona. Truss calculations shall be cross-referenced to the floor plans. Note the requirement for a deferred submittal if the truss calculations will not be submitted with the plan review. IV. SECTIONS - DETAILS: § Clarify the roof covering material to be used (built-up or tile). § Specify ceiling covering. Note: Ceiling gypsum board must be either 5/8" or ½" sag resistant when applied to ceilings framed at 24" o/c, IRC table R702.3.5 footnote d. V. PLUMBING PLAN: § Specify the plumbing code used in the design of the plumbing system (1994 UPC-page 2, 2006 IRC-page 6). § Verify the location of the bathtub fixture drain connection on the plumbing isometric in order to comply with the maximum distances found in Table P3105.1. VI. MECHANICAL PLAN: § Provide a mechanical equipment specification list, M1302.1. VII. INTERNATIONAL ENERGY CONSERVATION CODE: § The "U" factor and the solar heat gain coefficient of the windows and doors must comply with the simplified prescribed energy values for glazing and skylights, N1102.1.
