Site Plan (1st Review)

TRANSMITTAL DATE: May 30, 2007

COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the full site.

2. All lettering and dimension shall be the equivalent of twelve (0.12") point or greater in size to facilitate reproduction and photographically reduced (microfilm) for record keeping.

3. Provide a copy of the last approved site plan.

4. Add a note to the plan stating "THIS SITE PLAN IS DESIGNED TO MEET THE OVERLAY ZONE CRITERIA: SEC. 2.8.3 MAJOR STREETS AND ROUTES (MS&R) SETBACK ZONE".

5. It does not appear that Irvington Road is currently at the future right-of-way (ROW) of 120'. This said, the proposed project should be designed to meet the future ROW or provide a separate site plan showing how the project will meet the LUC & D.S. requirements when the ROW is taken.

6. D.S. 2-02.2.1.A.4 Provide a location map which meets the minimum requirements of D.S. 2-05.2.1.D. Show all major watercourses and section corners on the location map.

7. D.S. 2-02.2.1.A.5 Provide the lot bearings on the site plan.

8. D.S. 2-02.2.1.A.6 Per the latest aerial photo there appears to be some type of storage shed located in the southwest corner of the parcel, clarify.

9. D.S. 2-02.2.1.A.8 Provide a dimension for the width of the proposed parking space located at the northeast corner of the parking area, adjacent to the block wall. Per D.S. 3-05.2.1.3 this space is required to be ten (10) foot wide.

10. D.S. 2-02.2.1.A.8 Provide a backup spur at the south end of the parking area access lane (PAAL) per D.S. 3-05.2.2.D. Delineate on the plan the location of the columns supporting the existing covered porch so that Zoning can verify that the requirements of D.S. 3-05.2.2.D are being met.

11. D.S. 2-02.2.1.A.9 Provide the specific type of rack proposed for the bicycle parking. The proposed "POST" type rack does not meet the requirements of D.S. 2-09.2.3. Be aware that that development standard 2-09 has been revised. The revised standards can be found at the DSD web site: http://www.tucsonaz.gov/dsd/Codes___Ordinances/DevStd209.pdf

12. D.S. 2-02.2.1.A.9 It is unclear where the 5'-0" access aisle is located at on the site plan, clarify.

13. D.S. 2-02.2.1.A.10 It does not appear that Irvington Road is currently at the future ROW of 120'. Provide future sight visibility triangles (SVT's) on the plan.

14. D.S. 2-02.A.2.1.12 Per D.S. 2-08.3.1 a continuous pedestrian circulation/accessible route is required from the existing building to the pedestrian circulation/accessible route located within the adjacent street. Provide a sidewalk from the existing building to the sidewalk located adjacent to Irvington Road. All accessible routes shall consist of a walking surface with a slope not steeper than 1:20. The cross slope of a walking surface shall not be steeper than 1:48. All slopes are to be indicated on the plan and associated details. ANSI 403.3

15. D.S. 2-02.A.2.1.12 All accessible curb ramps including the flush entrances of buildings shall have truncated domes installed that shall be twenty-four (24) inches minimum in the direction of travel and extend the full width of the curb ramp or flush surface. The domes shall be located so the edge nearest the curb line is six (6) inches to eight (8) inches from the curb line. ANSI 406.12, ANSI 705. Provide truncated domes along the entire distance where the asphalt paving is flush with the concrete sidewalk.

16. D.S. 2-02.A.2.1.12 Per D.S. 3-05.2.3.C.1 Some type of barrier is required along the north side of the existing covered porch to prevent vehicles from damaging the structure.

17. D.S. 2-02.A.2.1.18 Add "MS&R ROUTE" to the street name.

18. D.S. 2-02.A.2.1.19 The right-of-way (ROW) dimension shown on the plan in incorrect. This dimension for existing ROW should be shown to the property line. Also this dimension is shown at 60' ½ ROW, it does not appear that Irvington Road is currently at the future ROW of 120'. Revise the plan to shown existing and future ROW.

19. D.S. 2-02.A.2.1.21 Based on comments 5 & 18, show the location of future curb on the plan.

20. D.S. 2-02.2.1.A.25 If applicable provide existing and proposed freestanding lighting layout and type. Provide a detail; list the height of pole and type of lighting.

21. D.S. 2-02.A.2.1.31 The proposed use should be shown as "ADMINISTRATIVE AND PROFESSIONAL OFFICE SUBJECT TO: SEC. 3.5.13.5

22. D.S. 2-02.A.2.1.32 Show the location of the refuse container.

23. D.S. 2-02.A.2.2.A.2 There appears some of the text under GENERAL INFORMATION, BLDG SQ FOOTAGE does not align correctly, clarify.

24. D.S. 2-02.A.2.2.A.3 The Floor Area Ratio (FAR) calculation is incorrect. Using a Development Designator "31" & LUC Sec. 3.2.3.2.B the allowable FAR is 0.90. The provided FAR calculation does not include covered porch areas. Revise the FAR calculation.

25. D.S. 2-02.A.2.2.A.4 Zoning acknowledges that the required bicycle parking space calculation is correct except that the calculation shows 15 vehicle parking spaces provided when there are only 13 vehicle parking spaces provided. Revise the calculation.

26. Additional comments may be forth coming depending on how each comment has been addressed.
