Since the two parcels are sharing the drainage facilities, provide a drainage easement for the basin. Provide a copy of a joint maintenance agreement that provides for adequate maintenance of the basins. 2. Provide sufficient details to establish that the basin will provide the volume indicated in the drainage report 3. As previously commented, provide sufficient information to establish drainage patterns both on and off the project site. The drainage report must also address offsite drainage that may affect the site. 4. A separate grading permit application and grading plan must be submitted and approved. 5. Provide clear dimensions and recordation data for Bilby Road. Bilby Road is an MS&R collector. Show existing and future right of way information for Bilby Road, including effects of intersection widening. The intersection widening effect extends for 400 feet from the intersection. 6. Clearly show the curb locations on Bilby Road. The 25-foot curb returns along Bilby Road must be from the point of tangency at the streetside curb to the driveway alignment. 7. The site plan doesn't provide adequate dimensioning and elevation data. Provide sufficient information to establish drainage patterns both on and off the project site. The drainage report must also address offsite drainage that may affect the site. (The included civil plan doesn't meet this requirement. The grades and drainage information must appear on the site plan.) 8. Provide cut and fill quantities on the site plan. 9. Provide a legend that clearly identifies the symbols used on the site plan. 10. Clearly show drainage patterns, spot elevations and finish floor elevations on the site plan. 11. Provide dimensions of the solid waste enclosure and maneuverability diagrams to demonstrate that it is accessible in accordance with DS 6-01. Drainage Report Comments: 12. Revise the hyrologic data sheets. The hydrologic calculations indicate the site is 100% B soils. The TDOT mapguide system indicates the area is 100% D. Provide calculations using the correct runoff coefficients. 13. Use the correct runoff coefficients for the retention calculations. The 5-year runoff coefficients must be used for the retention requirement calculation. 14. Provide sufficient details for the basin so the provided retention and detention volumes can be confirmed. 15. Include the site plan activity numbers on the drainage report cover sheet. 16. Sequentially umber all pages in the report, including all appendices. 17. Clarify the design of the basin. The exhibit indicates a depth of 1.5 feet and the stage/storage table indicates a stage of 2 feet. If the basin ponds to a depth of 2 feet, show ponding limits on the exhibit and on the site plan. 18. Provide results of infiltration tests to establish that the retained volume in the basin will be disposed of within 12 hours. |
