Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

I. GENERAL REQUIREMENTS:
1. All corrections and revisions shall be made on original tracings or finished reproducible set. Return two copies of the corrected set along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.
2. As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. The plans should reference these codes, or appeal to the Building Official for 2006 IRC design approval.
3. Provide a note for underground facility tracer wires per DSD Memo, 10/24/2005.

II. FOUNDATION:
1. Provide a footing under the bearing post in the back corner of the porch or justify support, R401.2.

III. ELEVATIONS:
1. Verify height of parapet wall behind porch is sufficient for proposed pitch of roof.
2. Verify height of porch will provide sufficient headroom below ceiling fan assembly, R305.1.

IV. SECTIONS - DETAILS:
1. Clarify T.S. post connection to anchor bolt on details 5,6/A-3, R601.2.
· How many anchor bolts are on each post?
· If there is only one bolt, is the nut and washer inside the post?
2. Provide page A-6 or correct cross-references on page A-3.
3. The City of Tucson has adopted the 2003 IRC. The plans should reference this code, or appeal to the Building Official for 2000 IRC design approval (General notes page A-4).
4. Provide accurate cross-references on plan view (Detail 2/A-4).
5. Specify thickness of steel beams (Details 4,5,6/A-4 and plan view).
6. Clarify 6x12 connection on detail 4/A-4.
· Is it a 6x12 or 3x10?
· Are the lag bolts connecting two steel beams?
7. Provide additional details for 2x8 ridge and 3x10 beam (Details 4,6/A-4).
· Are these members parallel?
· Specify connection between members.
8. Specify type of decorative hanger (Detail 8/A-4).
9. Clarify lag-bolt diameter (Detail 7/A-4).
10. Correct discrepancies on detail 11/A-4 (Simpson 2T2122 or ST2122).
11. Clarify sheathing thickness on all details (3/4" or 3/8").
12. Clarify exterior sheathing type (General note 11/A-4 refers to fiberboard).
13. Define L1, L2, L3, and WH (Page A-4).

V. PLUMBING PLAN:
1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference this code, or appeal to the Building Official for IRC plumbing design approval.
2. Clarify maximum developed length of water line, UPC 610.8 (40' or 140').

VI. MECHANICAL PLAN:
1. Provide cut sheets for Fujitsu mini-split system, M1302.1.
2. Provide manufacture specifications to verify Fujitsu indoor unit(s) require individual circuits, M1307.1.
3. Specify clearance from gas-fired water heater vent to window opening, M1804.2.5.

VII. ELECTRICAL PLAN:
1. Include 150-amp sub-feed in electrical load calculations, E3604.3.
2. Specify sizes of branch-circuit and feeder conductors, E3601.2.
· Use Table E3602.13 for sizing 15, 20 & 30 AMP branch circuit conductors.
· Show sub-panel feeder conductor and conduit sizes with appropriate correction factors, E3605.
