This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance. 2. All lettering and dimension shall be the equivalent of twelve (0.12") point or greater in size to facilitate reproduction and photographically reduced (microfilm) for record keeping. 3. D.S. 2-02.2.1.A.6 Provide overall dimension for the proposed addition. 4. D.S. 2-02.2.1.A.8 Provide a fully dimensioned parking layout. 5. D.S. 2-02.2.1.A.8 Provide typical parking space details for both handicapped and standard spaces. Provide a detail for the required handicapped signage. 6. D.S. 2-02.2.1.A.8 Based on existing aerial photos and the last approved site plan the areas south of the existing pavement being used for vehicle parking are required to meet LUC Sec 3.3.7.3. The proposed "MILLINGS PAVEMENT" does not meet this requirement. 7. D.S. 2-02.2.1.A.12 It is unclear how the handicapped gain access from the handicapped existing access aisle to the existing sidewalk, clarify. 8. D.S. 2-02.2.1.A.12 Per ICC/ANSI A117.1-2003 Sec. 406 detectable warnings (truncated domes) will be required at all curb access ramps. 9. D.S. 2-02.2.1.A.12 Per D.S. 3-05.2.3.C.1 some type of barrier is required to prevent parking vehicles from overhanging unpaved areas, i.e. the basin located mid property along Renaissance Drive. 10. D.S. 2-02.2.1.A.12 Provide dimensions for all sidewalks, crosswalks and pedestrian refuge areas, existing and proposed, so that compliance with current codes can be verified. 11. D.S. 2-02.A.2.1.13 If applicable provide the location, type, size and height of existing and proposed freestanding signage and billboards. 12. D.S. 2-02.2.1.A.20. Based on the Final Plat there is a 15' electrical easement partially located in the northeast corner of the site. Show on the site plan with recordation information. 13. D.S. 2-02.2.1.A.25 If applicable provide existing and proposed freestanding lighting layout and type. Provide a detail; list the height of pole and type of lighting. 14. D.S. 2-02.2.2.A.6 Zoning acknowledges that there is a building expansion calculation on the plan. Based on the last approved site plan the central area now being used for vehicle parking constitutes a lot area expansion. Provide a lot area expansion calculation on the plan. 15. Address the following comments and submit a revised site plan for review. Include a letter that details how each comment has been addressed. 1. Revise the sight visibility triangles to meet the curb at the end of the triangle. 2. Include a statement indicating the cut and fill quantities for all earthwork that will be required to complete this project. 3. Provide a legend for the symbols used on the site plan. There are several areas where the shading greatly reduces the clarity of the plan. Consider removing or significantly lightening the shading to improve legibility. 4. Show the sight visibility triangle for the southern entry gate. 5. Please do a quality control check on the plans. Make sure that the arrows and labels indicate the correct plan features. 6. Provide a copy of the previously approved site plan and drainage report. The site plan must be consistent with the previously approved drainage report or a new drainage report addressing this proposal must be provided.
