This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. I. GENERAL REQUIREMENTS: · Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please). All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. II. FOUNDATION: · Specify and locate all foundation hold-downs (at quarter points) for alternate brace wall panels, R602.10.6. Note: If the carport is to be closed into a garage, braced-wall panels must be provided to resist wind loading on new wall surfaces. Provide holdowns for any applicable alternate braced-wall panels on the foundation plan. Note: The West face of the garage will be required to have braced wall panels. If there is insufficient room for a standard 4' panel, alternate braced wall panels may be used. · Clarify footing conditions. Note: If the continuous footing is existing, why are there point-load footings under the posts? If the continuous footing is new (as required for exterior walls), it will not be a mono-pour unless the slab is new also. Note: The porch enclosure on the rear of the house is 2' longer than the previous submittal. If the porch is to be extended for the addition, this will not be an 'existing footing'. III. STRUCTURAL PLAN: · Provide a complete braced-wall panel layout on the garage, R602.10.1.1. Note: The West wall on the garage (front) will require lateral resistance. Alternate braced wall panels may be required. IV. ELEVATIONS: · Calculate the attic ventilation area required for the existing attic space and specify location and method of new venting, R806.2. Note: Standard R-30 batt insulation requires a 10" cavity. If R-30 will be installed in the 2x8-roof frame, specify the type of insulation that will accommodate the 1" required air space for the frieze board vents. If an unvented assembly will be used, remove the ventilation on the end of the addition and provide the size and spacing of alternate ventilation to compensate for the existing vents that will no longer transmit air outside the building. V. PLUMBING PLAN: · Provide the diameter of the water supply line from the water meter and the size of the meter, UPC 640.8, Table 6-5. Note: Additional plumbing-fixtures will impact the effectiveness of the existing water supply line.
