| 09/04/2007 | CLAYTON TREVILLYAN | BUILDING-RESIDENTIAL | REVIEW | Denied | PLAN REVIEW COMMENTS Activity # T07CM01852 2nd REVIEW Date: 9/06/07 Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. I. GENERAL REQUIREMENTS: · Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please). All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. II. FOUNDATION: · Specify and locate all foundation hold-downs (at quarter points) for alternate brace wall panels, R602.10.6. (Note: If the carport is to be closed into a garage, braced-wall panels must be provided to resist wind loading on new wall surfaces. Provide holdowns for any applicable alternate braced-wall panels on the foundation plan.) · Clarify footing conditions. (Note: If the continuous footing is existing, why are there point-load footings under the posts? If the continuous footing is new (as required for exterior walls), it will not be a mono-pour unless the slab is new also.) III. STRUCTURAL PLAN: · Provide a complete braced-wall panel layout on the garage, R602.10.1.1. (Note: The new walls on the garage require lateral resistance.) · The existing 2x6 porch rafters are not sufficient for new loads imposed. (Note: If the existing porch rafters support the new ceiling, the combined live and dead loading will be 35psf. If new ceiling joists will be installed, please specify the size and spacing, and provide all applicable details for connection and support.) IV. ELEVATIONS: · Calculate the attic ventilation area required for the existing attic space and specify location and method of new venting, R806.2. (Note: The ventilation provided is sufficient for the new attic space, assuming there will be at least 1 inch of airspace above the insulation. Specify size and spacing of ventilation to compensate for the 75% of the existing vents that will no longer transmit air outside the building.) · Show all new windows on the elevation views. (Note: The new bathroom window is not represented on the elevation view.) V. PLUMBING PLAN: · Provide the diameter of the water supply line and the size of the meter, UPC 640.8, Table 6-5. (Note: Additional plumbing-fixtures will impact the effectiveness of the existing water supply line.) VI. ELECTRICAL PLAN: · Convenience receptacles shall be provided within 25' of mechanical equipment, (outside) E3801.11, E3803.4.
