Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

I. GENERAL REQUIREMENTS:
1. All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

II. FOUNDATION:
1. For alternate braced wall panels, holdowns are required with a min. rating of 1800# uplift (PAHD42 does not meet these requirements). R602.10.6

III. STRUCTURAL PLAN:
1. Provide location of braced wall panels at the rear of structure (south side).
2. Clarify notes 6, 7 on page A-4.
3. Specify length of overhang on south side of building.
4. Clarify minimum width requirements for alternate braced wall panels (Sheer Wall 1) and verify space allotment on plan, R602.10.6.

IV. ELEVATIONS:
1. Note and specify the ICBO evaluation report number, system name and manufacturer with the vapor barrier for thin-coat stucco systems over foam board, R703.6.
2. Clarify elevation heights over 100 feet.
3. Minimum allowable slope for Roll roofing is 1" per foot, R905.5.2.
4. Note and specify appropriate (two-layer) underlayment material for the low-slope (2:12 to 4:12) asphalt shingle roof, R905.2.7.

V. SECTIONS - DETAILS:
1. Eave ventilation is not appropriate without attic space, or rafter cavity space between insulation and roof sheathing. Remove venting from frieze boards or show a minimum 1" ventilation clearance between ceiling insulation and roof sheathing, R806.3.
2. Correct detail on Section A '48" rebar #4 O.C.'
3. Show weep screeds with a minimum clearance 4" above grade and 2" above paved areas, R703.6.2.1.

VI. PLUMBING PLAN:
1. Clarify plumbing code discrepancies between IRC and UPC. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments. The plans should reference this code, or appeal to the Building Official for IRC design approval.

VII. ELECTRICAL PLAN:
1. Clarify service panel size (100amp or 200).
2. Clarify note 9 on electrical page.

VIII. OUTDOOR LIGHTING CODE:
1. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations.
2. Provide cut sheets for all full cut-off fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style).

IX. INTERNATIONAL ENERGY CONSERVATION CODE:
1. Specify insulation type for roof cavity. Tucson is in climate zone 4B, 2100 HDD, IRC chapter 11, local amendment. The simplified prescribed energy values for glazing U=0.65, ceiling R=30 and walls R=13 complies with energy requirements 2003 IECC w/ local amendments if glazing does not exceed 15% of exterior wall area.
2. Both standard and high density R-30 batt insulation requires a space greater than provided with 2" x 8" framing. Identify the product that provides the intended value.
