This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. FLOOR PLANS: 1. Show that each water closet is located in a clear space not less than 30" wide (centered 15" from finished wall or fixture), IRC figure R307.2. 2. Show window sizes for determining compliance with R310 providing egress from bedrooms. STRUCTURAL PLANS: 1. Provide a complete roof framing plan. Show the span of all existing framing members for calculating glue-lam sizes. Note that roof framing and sheathing are existing. 2. Specify manufacturer, series and size of glue-lams, R802.1.4. SECTIONS - DETAILS - MISC. NOTES: 1. Detail and specify all beam connections to frame or masonry and any supporting posts with foundations. 2. Show wood beams with 1/2" end clearances from masonry, R319.1 (4). 3. Revise the second note on sheet 4. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d. 4. Provide a nailing schedule consistent with R602.10.8, or remove the third note on sheet 4. PLUMBING PLANS: 1. Provide a 1" water pipe to a point with only 19 fixture units remaining downstream. This will occur at the first bathroom group or the water heater. 2. Show the location of the gas meter on the plumbing plan and any renovations. Gas meters shall be located at least 3' from sources of ignition, UPC 1209.6.2(C). MECHANICAL PLANS: 1. Show a heated air source to all habitable rooms, R303.8. 2. Provide an equipment specification list including the existing heating units, M1302.1. ELECTRICAL PLANS: 1. Label one of the Evap Cooler as #2, and add a circuit for any heating distribution unit on the panel schedule, E3304.11 & E3606.2. 2. Correct the panel schedule ampacity and wire size for circuit #10, E3304.11 & Table E3602.13. 3. Show a receptacle at the dishwasher location, E3603.5. 4. Show receptacle outlets at each kitchen counter space (left of door) so that no point along the wall line is more than 24" from a receptacle outlet, E3801.4.1. 5. Add a kitchen appliance circuit so that two or more 2O AMP small appliance circuits shall be provided to serve kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room. Such circuits shall not serve other rooms, E3603.2 and E3801.3 through E3801.4.5. 6. Bathroom receptacles shall be on a separate 20 AMP (ckt #9) circuit with no other outlets, E3603.4. 7. Note that an arc-fault circuit interrupter shall protect bedroom outlets including lights and smoke detectors, E3802.11. Show a circuit number for the Master Bedroom light. 8. Weatherproof covers are required for preventing moisture from entering electrical boxes in damp or wet locations (SOR on ckt #20), E3805.11. OUTDOOR LIGHTING CODE 1. Revise the Outdoor Lighting Calculation showing the unshielded component limit (E3: 12,000 lumens per acre). This more restrictive condition must also be considered for determining lighting limits.
