These documents were reviewed only for their conformance to the provisions of the 2003 International Building Codes (i.e., State of Arizona and Tucson amended 2003 IRC, 2003 IMC, 2002 NEC and 2003 IPC). The following plan review comments are based on the City of Tucson Building Regulations and referred to the 2003 International Building Code. B. Please respond in writing to each comment by marking the attached comment list or creating a response letter. Indicate which detail, specification, or calculation shows the requested information. Your complete and clear responses will expedite the re-check and hopefully, approval of this project. Thank you for your assistance. C. These plan review comments are based on building code items only. If site-related comments are applicable to this project, they will be generated by others (e.g., County Engineering, Public Works, Health, etc.). GENERAL REQUIREMENTS: The City of Tucson is currently in the 2003 International Building Codes. Please draw plans in accordance to currently adopted code. FLOOR PLAN COMMENTS: There shall be a floor or landing on each side of each exterior door. The width of the landing shall not be less than the door served with a minimum dimension of 36 inch measured in the direction of travel. IRC Section R312. Indicate the location of the T and P relief line from the water heater to the exterior of the building. Note the T and P relief line to be full size steel pipe or hard drawn copper tubing extending to the exterior of the building and terminating in a downward position not more than 2 feet or less than 6 inches above grade. The T and P relief line shall not terminate over walkways, patios, carports or other similar areas. IRC Section P2803.6.1. An attic access opening shall be provided to attic areas that exceed 30 square feet and have a vertical height of 30 inches or greater. The rough-framed opening shall not be less than 22 inches by 30 inches and shall be located in a hallway or other readily accessible location. A 30 inch minimum unobstructed headroom in the attic space shall be provided at some point above the access opening. IRC Section R807.1. Glass in hazardous areas shall be safety glass. Specify on applicable floor plans and elevations. IRC Section 308. Show existing floor plan. Show demolition plan if any demolition is necessary. Show how new addition ties into existing structure. IRC Sec. R106. ELEVATIONS: Provide exterior wall covering anchoring method and backing (ICC Evaluation Report number if applicable). IRC Section R703.7.2. For thin coat stucco systems over foam board, note and specify the ICC Evaluation Report number, system name and manufacturer. Note and specify the vapor barrier used. Provide height dimension for roofline, headers, top plate and finished floor. IRC 106 Indicate by drawing and or notes the R-values of all insulation. IRC N1101.2. ROOF PLAN COMMENTS: Provide adequate roof slope at all patio roofs. IRC Chapter 9. Provide attic ventilation calculations of all concealed attic spaces; include required and provided net free ventilation area. Also indicate the type and location of attic ventilation. IRC Section R806. FOUNDATION PLAN COMMENTS: Note and specify surface drainage. IRC Section R401.3. Note and specify termite protection. IRC Section R324. Note on the drawings the allowable soil pressure used in the design of the footings. Provide note: Footings shall be on undisturbed soil or approved fill. IRC Section R403/ FRAMING PLAN COMMENTS: Framing plan does not correspond with floor plan. Note on the plan all lumber shall bear an approved grading stamp. Specify type of design and construction of all walls and partitions. Wood stud walls shall comply with prescriptive requirements of IRC Section R602 or shall be designed by an Arizona Registrant. IRC Sections R404, R601 and R602. Indicate all braced wall panel locations. Specify the method of bracing to be used. A sealed lateral analysis , prepared by an Arizona registrant, will be required if the bracing does not comply with the conventional provisions. IRC Section R602. Specify design criteria: floor and roof live and dead loads. IRC Section R301. Show required holddowns, as specified on lateral design or as required for all alternate braced wall panels, on the foundation plan. Indicate the size and span of headers and lintels in all bearing and non-bearing walls. IRC Section R602.7 and R606.9. Framing details must be referenced on framing plan. TRUSS SYSTEMS: Trusses can be submitted as a “Deferred Submittal”. However, they must be submitted and approved prior to their fabrication. MECHANICAL COMMENTS: Provide a separate and complete mechanical plan. Specify the HVAC Equipment. IRC Section M 1301.3. Provide a minimum 4 inch diameter moisture exhaust vent for clothes dryer. IRC Section M1501.1. Provide combustion air for all liquid and solid fuel-burning appliances including size, type and location of openings. IRC Chapter 17 PLUMBING COMMENTS: Provide a gas isometric with length of line (horizontal and vertical) to each appliance, BTU demand of each appliance, size of each branch, total demand and size of the meter. Provide an existing gas plan including line sizes and demand. Specify materials for waste, water and gas pipes. Provide a drainage pipe isometric showing all drain, waste and vent piping. Note and specify that the shower area walls shall be finished with a nonabsorbent surface to a height of 6’ above the drain. IRC Section 307.2. ELECTRICAL COMMENTS: Show existing panel schedule. Provide smoke alarms in each sleeping room, outside each sleeping room in the immediate vicinity of the bedrooms and on each additional story of the dwelling. IRC Section 317. Provide a note indicating all branch circuits that supply 125-volt, single-phase, 15 and 20-ampere receptacle outlets installed in dwelling unit bedrooms shall be protected by am arc-fault circuit interrupter(s). NEC Article 210-12(b). Provide a disconnect for the HVAC unit. Provide a lighting outlet on the exterior side of all exits/entrances. IRC Section E 3803.3.
