1. Provide a bearing and distance for the north property line. DS 2-02.2.1.A.5.

2. Provide on the plan in a general note the estimated cut and fill quantities. DS 2-02.2.1.A.17.

The above comment is from the first review. The response letter states the cut and fill quantities have been provided. However it is not clear on the plan where they have been provided or if they have not been provided. Please indicate in the response letter what sheet the note is on.

3. Provide the datum used for the shown contours. DS 2-02.2.1.A.23.

The above comment is from the first review. It is acknowledged the basis of bearing has been provided however the datum still has not been provided. Indicate whether the datum for the existing contours is NGVD 1929 or NAVD 1988.

4. Provide on the site plan the volume of the water harvesting and retention area and indicate the volume of stormwater to be routed in each area. It is recommended to provide with the detail. SMDDFM 2.3.1.6.A.4.a.

5. Security barriers must be provided at the top of basins where the basin slopes are steeper than 4:1 and the depth is 2' or greater. It is acknowledged a new wrought iron fence is provided on the west side of the basin however the east side of the basin must also have a barrier. Revise the site plan to show a security barrier around the entire basin. Retention/Detention 3.6.2.

6. A minimum of one 15-foot-wide vehicular access ramp shall be provided into each basin. The maximum roadway or access ramp slope shall not exceed 15 percent. Alternate means of access will be reviewed by the City Engineer on a case-by-case basis. Revise the plan appropriately. SMDDFM 14.3.4.

COMMENTS: Resubmit revised drawings with response letter, stating how Zoning Review comments for Land Use Code & Development Standards were addressed.

1. Please revise use in Zoning Review notes to "Adult Care/ Behavioral Service".

2. Record lot combination covenant (states parcels can't be split without city approval) add recordation note. Please provide a copy to staff as well (thanks for combo form).

3. Per DS 2-02.2.1.2, I reviewed legal description given, thank you. Please add to plan.

4. Please add distance & bearing - per legal description - to south lot line at far east side.

5. Per DS 2-02.2.1.6, regarding existing building on subject lot: the building is going through a change of use from residential to commercial, requiring the following:
A) Provide setback from posts of porch to east lot line
B) Provide vertical clearance of porch to ground
C) Provide distance between building wall and post of porch ( dimension porch)

6. Per DS 2-02.2.1.8, & LUC 3.3.4, provide 2 class 2 bike parking spaces (per total number of new parking spaces) within 50' of entry. Provide class 2 bike parking detail.

7. Per DS 2-02.2.1.12, Provide sidewalk from buildings at north to entrance of building on parking lot site.

8. Per DS 2-02.2.1.20, I see 16' wide access easement to south remains, but is blocked. provide note stating "all vehicular access is to be off Flower Street or Dodge Boulevard".

9. Per DS 2-02.2.2.A.2, express the FAR in a decimal form. Give lot coverage as well.
