COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the proposed expansion only. Provide copies of the approved plans for the demolition of the entry area with the next submission.

2. Remove all references to parking curbing sidewalks that do not exist on site or are not proposed to be constructed at this time. Under the 'TUCSON LAND USE CODE" there is a statement which reads "SCOPE OF WORK: ADD A 443 SQ. FT. UNCOVERED PATIO", there appears to be considerable other changes proposed to this site, please clarify.

3. It appears that this project is comprised of two (2) different parcels. There are two (2) options in regards to utilizing the two (2) parcels as one site. Prior to approval of the site plan provide; 1) A Pima County Tax Parcel Combo and a recorded covenant regarding development and use of real property, or 2) Provide a site plan for each parcel that shows how the parcels can stand alone, if sold separately, and meet the requirements of the LUC if sold separately along with a recorded covenant regarding development and use of real property.

4. Add a note to the plan stating "THIS SITE PLAN IS DESIGNED TO MEET THE REQUIREMENTS OF THE OVERLAY ZONES CRITERIA: SEC. 2.8.3, MAJOR STREETS AND ROUTES (MS&R) SETBACK ZONE.

5. Remove all references to the "21' BUFFER YARD" from the plan.

6. D.S. 2-02.2.1.A.5 Provide the lot bearings on the plan.

7. D.S. 2-02.2.1.A.7 Provide a setback dimension from the proposed east wall of the patio to the back of curb along Bryant Ave.

8. D.S. 2-02.2.1.A.7 Provide a setback dimension from the proposed north wall of the patio to the north property line.

9. D.S. 2-02.2.1.A.8 Provide a fully dimensioned layout of the required vehicle parking for the patio expansion. A van accessible handicapped parking space will be require for this parking area.

10. D.S. 2-02.2.1.A.8 Provide typical vehicle parking space details for both handicapped and standard spaces. On the handicapped vehicle parking space detail show the maximum surface slopes, 1:48, allowed per ICC/ANSI A117.1-2003

11. D.S. 2-02.2.1.A.9 Bicycle parking will be required for required parking for the expansion. Per LUC Sec If the Calculated number of required bicycle parking spaces is less than two (2), the minimum number of required spaces is two (2). This said show the location for the bicycle parking on the plan. Provide a detail for the proposed off-street bicycle parking; including materials for lighting, paving, and security; fully dimensioned layout; location; specific type of rack and the number of bicycles it supports; and the location and type of directional signage if required.

12. D.S. 2-02.2.1.A.10 Provide the existing and future sight visibility triangles (SVT's) on the plan.

13. D.S. 2-02.A.2.1.12 Clearly delineate on the plan the required accessible route from the required handicapped parking space to the accessible entrance at the building.

14. D.S. 2-02.2.1.A.13 Provide the type, size and height of the existing freestanding signage shown on the plan.

15. D.S. 2-02.A.2.1.18 Label Grant Road as an MS&R Route.

16. D.S. 2-02.A.2.1.19 Zoning acknowledges the "60' ½ ROW" shown on the plan but recommends that you contact Traffic Engineer staff to ensure that no additional right-of-way is to be taken to the north on Grant Road. If the proposed widening does not effect the "60' ½ ROW" as shown on the plan label the "60' ½ ROW" as "EXISTING & FUTURE".

17. D.S. 2-02.2.1.A.20 If applicable show all easements of record graphically on the plan together with recording docket and page reference.

18. D.S. 2-02.2.1.A.21 Provide a dimension from the future and existing curb to the street monument line.

19. D.S. 2-02.2.1.A.25 If applicable provide existing and proposed freestanding lighting layout and type. Provide a detail; list the height of pole and type of lighting.

20. D.S. 2-02.2.1.A.28 Clearly delineate on the plan the split zoning on this parcel.

21. D.S. 2-02.2.1.A.31 Under the "TUCSON LAND USE CODE, 1. USE" add the "SUBJECT TO: SEC. 3.5.4.19.C AND SEC. 3.5.13.5".

22. D.S. 2-02.2.2.A.4 Under the "TUCSON LAND USE CODE, 6, PARKING, add the required and provided handicapped vehicle parking spaces.

23. D.S. 2-02.2.2.A.4 Provide a bicycle parking space calculation, required and provided.

25. Ensure that all changes to the site plan are reflected on the landscape plan.

§ If the expansion is 50% or greater, or if expansions as of February 15, 1991 cumulatively result in a 50% or greater expansion in land area, floor area, lot coverage, or vehicular use area, the requirements of this Division apply to the entire site per LUC 3.7.1.2.B. Verify expansion calculations.

2. The site plan must be accompanied by a separate landscape plan with information specified in Development Standard 2-07.0, 2-06.0, and LUC 3.7.2. The site plan and landscape plan must show identical site layout to avoid conflict between the two plans. Submit a landscape plan to verify the entire site meets minimum requirements. SUMMARY: Engineering Division of Development Services Department has received and reviewed the proposed site plan for the above referenced property. Engineering Division does not recommend approval of the site plan at this time. The following items need to be addressed to the next submittal:

Site Plan:

1. Please include a response letter to the comments along with the corrected copies of the Site Plan.
2. D.S. Sec.2-02.2.1.5: Provide bearings for lot dimensions.
3. D.S. Sec.2-02.2.1.10: Label existing and future sight visibility triangles along Grant Road and provide existing site visibility triangle along Bryant Avenue.
4. D.S. Sec.2-02.2.1.11: Show all points of egress and ingress including locations and width of driveways and parking area access lanes (PAALs).
5. D.S. Sec.2-02.2.1.16: Provide drainage patterns and locations of all concentration points. Indicate drainage symbol in legend.
6. D.S. Sec.2-02.2.1.17: It appears that cut and fill will not be occurring for the proposed patio. However, as part of the site submittal requirement estimated cut and fill quantities are required to be indicated on the plans so that it is clear to the inspector that no cut in fill is to be taking place. If not cut and fill is taking place indicate the quantity of zero (0) on the plan. Estimated cut and Fill: Cut = 0 and Fill = 0 will suffice.
7. D.S. Sec.2-02.2.1.20: Verify that all easements of record are graphically shown on the plan together with recording docket and page reference.
8. D.S. Sec.2-02.2.1.21: Provide dimensioned right-of-way R.O.W, including any applicable Major Streets and Routes (MS&R) Plan right-of-way. Please label MS&R and indicate and label existing and future right-of-way.
