COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and
Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance.

2. This comment has not been fully addressed, provide the approved/recorded documents. It appears that this project is comprised of two (2) different parcels. There are two (2) options in regards to utilizing the two (2) parcels as one site. Prior to approval of the site plan provide; 1) A Pima County Tax Parcel Combo and a recorded covenant regarding development and use of real property, or 2) Provide a site plan for each parcel that shows how the parcels can stand alone and meet the requirements of the LUC if sold separately along with a recorded covenant regarding development and use of real property.

3. This comment was not addressed. D.S. 2-02.2.1.A.8. Provide a dimension from the northeast end of the proposed parking space, located at the north end of the proposed porch, across the parking area access lane (PAAL) as shown on the redline.

4. D.S. 2-02.2.1.A.8. The provided handicapped parking space shows the required handicapped signage encroaching into the four (4) foot wide, minimum, sidewalk. Revise the detail to match what is shown on the site plan.

5. D.S. 2-02.2.1.A.9. Zoning acknowledges that a bicycle detail was added to sheet C1. This detail is called out as Class 1 but the detail shows a Class 2 rack, revise to read Class 2. Also the rack shown does not meet the requirements of the D.S. 2-09.2.3. See D.S. 2-09 Figures 2 & 3 for acceptable bike racks. Also the layout does not meet the requirements of D.S. 2-09.5.1

6. This comment was not addressed. It appears that the parking space shown at the east end of the parking layout encroaches into the SVT. Parking is not allowed within the SVT per D.S. 3-01.5.1.A.1. D.S. 2-02.2.1.A.10. Provide a Far Side sight visibility triangle (SVT) for the entrance off of 13th Ave., see engineering comments.

7. D.S. 2-02.A.2.1.12. Zoning acknowledges that the sidewalk was extended along the west property line out to Grant. It appears that this sidewalk may intersect the sidewalk along Grant at the curb access ramp, demonstrate how this intersection will work and meet the requirements for an accessible route.

8. This comment was not fully addressed. Show the detectable warnings on the detail and site plan per ICC/ANSI A117.1-2003 Sec. 406.13. D.S. 2-02.A.2.1.12. There does not appear to be any access from the handicapped access aisle to the sidewalk. Detectable warnings (truncated domes) will be required at all curb access ramps. ICC/ANSI A117.1-2003 Sec. 406.13. Show on the plan.

9. This comment was not fully addressed. Provide the type, size and height of the existing sign. PD.S. 2-02.2.1.A.13. If applicable provide the location, type, size and height of existing and proposed freestanding signage and billboards.

10. D.S. 2-02.2.1.A.20. Provide the docket and page for the easement shown under keynote L.

11. This comment was not addressed. Zoning was unable to locate an exterior lighting plan, please clarify. D.S. 2-02.2.1.A.25 If applicable provide existing and proposed freestanding lighting layout and type. Provide a detail; list the height of pole and type of lighting.

12. D.S. 2-02.A.2.1.32 Provide documentation from Solid Waste that this type of refuse containers has been approved. A DSMR maybe requried.

13. This comment was not fully addressed. Provide the proposed floor area in the FAR calculation. D.S. 2-02.2.2.A.3 Provide a Floor Area Ration (FAR) calculation on the plan.

14. D.S. 2-02.2.2.A.4. The bicycle parking calculation is incorrect. Per LUC Sec 3.3.3.5 the required bicycle parking would be 2, per LUC Sec 3.3.7.8.A this would be all Class 2.

15. D.S. 2-02.2.2.A.5. The loading space calculation is incorrect. Per LUC Sec 3.4.5.5 a office use less then 1,500 square feet does not require a loading zone. Revise the calculation to show "Required 0, Provided 0". Remove the loading space shown on the plan as it will not work as shown.

16. D.S. 2-02.2.1.A.8. The parking space shown just north of the building has been relocated to next to the building is required to be ten (1) foot wide per D.S. 3-05.2.1.B3

17. Based on the future right of way line that has been added to the plan it appears that when the right-of -way is taken this site can know longer function and meet the Land Use Code. Either revise the plan to meet the requirements for the future right-of -way or provide a future site plan for review. The Future site plan needs to meet all the requirements of D.S. 2-02.

18. Ensure that all changes to the site plan are reflected on the landscape plan.

19. Additional comments may be forth coming depending on how each comment has been addressed.

RESUBMITTAL REQUIRED: SITE PLAN

1. Site plan will not be approved until Lot Combination recordation is complete with Pima County. D.S. 2-02.2.1.A.2.

2. Provide a far side existing and future sight visibility triangles (SVTs) at the northeast corner of the parcel. For Grant to 13th Ave. DS 2-02.2.1.A.10.

3. Provide future SVTs for the entrance and exit drives on Grant Road for this property. Second request. DS 2-02.2.1.A.10.

4. Provide a far side SVT for the entrance off of 13th Avenue. The length is 110'. Label appropriately. Second request. DS 2-02.2.1.A.10.

5. All new development is to provide a sidewalk from the structure to the sidewalk located within the ROW. Provide a four foot sidewalk from the structure to the sidewalk located within the ROW for Grant Road. Second request. S 2-02.2.1.A.11.

6. A sidewalk will be provided adjacent to any parking space accessed by a PAAL where the space is located on the same side of the PAAL as any building and no other parking spaces or PAALs intervene. 7. Provide estimated cut and fill quantities for the project. If the quantities equal zero indicate on the plan. Second request. DS 2-02.2.1.A.17.

9. In addition to the above comment, this project is subject to intersection widening per the MS & R Map. 07/25/2007 ANDREW CONNOR LANDSCAPE REVIEW Denied 1. Street landscape borders shall be a minimum of ten (10) feet wide as measured from the street property line LUC 3.7.2.4.1. Portion of the street landscape buffers along Grant Rd. and 13 Ave. are not 10' wide. Revise plan as necessary.

2. Street landscape borders shall be located entirely on site, except that, if approved by the City Engineer or designee, up to five (5) feet of the required ten (10) foot width be placed within the adjacent right-of-way area LUC 3.7.2.4.3. Approval for use of the ROW must be obtained.

3. A 30" continuous screen along street frontages for vehicle use area must be provided per LUC Table 3.7.2-I. Identify screening elements.

4. Show required sight visibility triangles on the landscape plan. Vegetation or structures higher than thirty (30) inches must be located outside of the sight visibility triangle

5. Within a vehicular use area, one (1) canopy tree is required for each 10 motor vehicle parking spaces and every parking space shall be located within forty (40) feet of the trunk of a canopy tree (as measured from the center of the tree trunk) per LUC 3.7.2.3.A.1. Additional trees are required.

6. Any required storm water detention/retention basins shall be landscaped to enhance the natural configuration of the basin. Design criteria are noted in Development Standard 10-01.0. LUC 3.7.4.3.A.

7. Landscape plan shall include irrigation specification design and layout per DS 2-06.5.4.A & DS 2-06.5.4.B including source of irrigation, sleeves for driveways and sidewalks, locations of valves, low-flow bubblers or drip irrigation.

8. All landscape areas will be depressed to accept water flow from roofs, PAAL, and parking areas. Show by detail or spot elevations how landscape areas will accommodate water harvesting.

9. Submit Application for Exception; include acceptable documentation, which clearly indicates that the project will not impact Protected Native Plants.

10. Note: The site plan and landscape plan must show identical site layout to avoid conflict between the two plans. Ensure that all changes to the site plan are reflected on the landscape plan.
