COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and
Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance.

2. It appears that this project is comprised of two (2) different parcels. There are two (2) options in regards to utilizing the two (2) parcels as one site. Prior to approval of the site plan provide; 1) A Pima County Tax Parcel Combo and a recorded covenant regarding development and use of real property, or 2) Provide a site plan for each parcel that shows how the parcels can stand alone and meet the requirements of the LUC if sold separately along with a recorded covenant regarding development and use of real property.

3. D.S. 2-02.2.1.A.7. Based on a perimeter yard indicator of "DD" and LUC Sec. 3.2.6.4 Perimeter Yard Width Matrix, the required setback to the south property line, C2 zone, and the west property line, I1 zone, the setback is 0. Remove the reference setback line and dimension along the south and west property line.

4. D.S. 2-02.2.1.A.8. Provide a dimension from the northeast end of the proposed parking space, located at the north end of the proposed porch, across the parking area access lane (PAAL) as shown on the redline.

5. D.S. 2-02.2.1.A.8. Provide typical parking space detail for both handicapped and standard vehicle parking spaces. It appears that the Handicapped parking space does not meet the minimum requirements for a van accessible vehicle parking space.

6. D.S. 2-02.2.1.A.8. The handicapped sign detail does not meet the minimum requirements. The required mounting height of the sign is 7'-0" from grade to the bottom of sign, see redline.

7. D.S. 2-02.2.1.A.9. & D.S. 2-09.0 Provide off-street bicycle parking; including materials for lighting, paving, and security; fully dimensioned layout; location; specific type of rack and the number of bicycles it supports; and the location and type of directional signage if required.

8. D.S. 2-02.2.1.A.10. Provide a Far Side sight visibility triangle (SVT) for the entrance off of 13th Ave., see engineering comments.

9. D.S. 2-02.A.2.1.12. Per D.S. 2-08.4.1.A. Provide a sidewalk from Grant to the building.

10. D.S. 2-02.A.2.1.12. There does not appear to be any access from the handicapped access aisle to the sidewalk. Detectable warnings (truncated domes) will be required at all curb access ramps. ICC/ANSI A117.1-2003 Sec. 406.13. Show on the plan.

11. D.S. 2-02.A.2.1.12. It appears that the proposed bicycle parking location is utilizing a pedestrian way for access. Per D.S. 2-09.3.2 bicycle access may cross a pedestrian way at a right angle only, clarify.

12. D.S. 2-02.A.2.1.12. Clearly delineate the width of the sidewalk as it runs under the proposed porch. Minimum width of four (4) feet must be maintained.

13. D.S. 2-02.2.1.A.13. If applicable provide the location, type, size and height of existing and proposed freestanding signage and billboards.

14. D.S. 2-02.2.1.A.14. Label Grant Road as an MS&R Route.

15. D.S. 2-02.A.2.1.19. It appears that these parcels may be effected by the required MS&R taper for the intersection of Oracle and Grant, see engineering comments.

16. D.S. 2-02.2.1.A.20. If applicable show all easements of record graphically on the plan together with recording docket and page reference.

17. D.S. 2-02.2.1.A.25 If applicable provide existing and proposed freestanding lighting layout and type. Provide a detail; list the height of pole and type of lighting.

18. D.S. 2-02.2.1.A.28 The zoning shown for the parcel to the south is incorrect. Revise to read C2.

19. D.S. 2-02.A.2.1.31 Provide the "EXISTING AND PROPOSED USE" on the plan.

20. D.S. 2-02.A.2.1.32 Show refuse container location on the plan.

21. D.S. 2-02.2.2.A.3 Provide a Floor Area Ration (FAR) calculation on the plan.

22. D.S. 2-02.2.2.A.4 The parking calculation is incorrect. Commercial Services Use Group, Administrative and Professional Office requires one (1) space per two hundred (200) sq. ft. gross floor area GFR, revise the calculation. Also the square footage listed as 1,767 sq. ft. would require 9 vehicle parking spaces. This said if the square footage of the front porch is included in this calculation, and the front porch is only used for entrance to the building and pedestrian/accessible route then this area is not included in the parking calculation

23. D.S. 2-02.2.2.A.4. Provide a bicycle parking calculation to include required and provided.

24. D.S. 2-02.2.2.A.5. Provide required and provided loading zone calculation.

25. Clearly indicate on the plan the extent of perimeter wall/fence on the plan. Addition comments maybe forth coming.

26. Ensure that all changes to the site plan are reflected on the landscape plan.

27. Additional comments may be forth coming depending on how each comment has been addressed.

A street landscape border, per Sec. 3.7.2.4 of the LUC, is a landscape area with a minimum width of ten (10) feet, running the full length of the street property line(s) bounding the site except for points of ingress-egress. On streets designated as Major Streets and Routes (MS&R), the street landscape border is measured from the MS&R right-of-way line as determined by LUC 2.8.3.4.

3. Fifty (50) percent or more of the street landscape border area must have shrubs and vegetative ground cover per LUC 3.7.2.4

4. Indicate square footage of all landscaped areas and calculation of the percentage of vegetative coverage per DS 2-07.2.2.2.g.

5. One (1) canopy tree must be provided for every thirty-three (33) linear feet of landscape border per LUC 3.7.2.4.

6. A 30" continuous screen along street frontages for vehicle use area must be provided per LUC Table 3.7.2-I

7. Within a vehicular use area, one (1) canopy tree is required for each 10 motor vehicle parking spaces and every parking space shall be located within forty (40) feet of the trunk of a canopy tree (as measured from the center of the tree trunk) per LUC 3.7.2.3.A.1.

8. Planting Plan. The planting plan and layout calculations will include the following information:

§ The location of individual plants one (1) gallon or larger in size and areas to be seeded, turfed, or planted from flats.

§ Sizes of plants indicated in boxes, gallon cans

1. Site plan will not be approved until Lot Combination recordation is complete with Pima County. D.S. 2-02.2.1.A.2.

2. Provide a near side existing and future sight visibility triangles (SVTs) at the northeast corner of the parcel. DS 2-02.2.1.A.10.

3. Provide future SVTs for all entrance and exit drives for this property. DS 2-02.2.1.A.10.

4. Provide a far side SVT for the entrance off of 13th Avenue. The length is 110'. Label appropriately. DS 2-02.2.1.A.10.

5. All new development is to provide a sidewalk from the structure to the sidewalk located within the ROW. Provide a four foot sidewalk from the structure to the sidewalk located within the ROW for Grant Road. DS 2-02.2.1.A.11.
