COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Please enlarge all print to 12 point for microfilming (ie. Building height notes)

2. Per DS 2-02.2.1.6 regarding building height
A) Plan is difficult to read with line weights. Appears there is a mix of parapet walls and flat roofs for first floor and then gabled roofs for the 2nd floor - please clarify. (Suggestion, provide elevation view to help with reducing clutter on plan.)

3. Per DS 2-02.2.1.7, with regards to building setbacks:
A) Sec. 3.2.6.5.A - revise sheet 1, note 14 & drawing on sheet 2 for street front setbacks to be a minimum of "the greater of 20' or 1.5 times the height of the exterior building wall" - measured from the property line. The structures don't meet this front setback.
B) on the resubmittal, the 2nd story building line appears to be within the required setback on the east and west sides (dashed line). call out wall height from grade to top of wall at each point of the proposed setback, and clearly call out the wall location(s) with distinct line weights.
C) setback notes are either under other data or missing for south property line and east property line along unit 6.
D) west side of unit 8 appears setbacks is provided less than 10'. Required minimum setback is the greater of 10' or ¾ of the height of exterior building wall. Check.
E) note that balconies count as walls if solid and will affect building setback - wrought iron will not be a wall. Clarify balcony construction please.

All accessible curb ramps shall have truncated domes installed that shall be twenty-four (24) inches minimum in the direction of travel and extend the full width of the curb ramp or flush surface.
