T07CM01508 Site Plan (2nd Review) TRANSMITTAL DATE: June 11, 2007 COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for expansion area as a Food Service use. Also the revised parking area was reviewed for D.S. and LUC compliance due to the restripe. 2. This comment was not fully addressed. Per D.S. 2-09.5.1.B a minimum of thirty-six (36) inches will be provided between a bicycle parking space and a perpendicular wall, see Figure 9. Also provide 30" clear to the edge of sidewalk to the rack. D.S. 2-02.2.1.A.9 Per LUC Sec. 3.3.3.5 two (2) Class 2 bicycle parking spaces are required for the expansion. Provide off-street bicycle parking; including materials for lighting, paving, and security; fully dimensioned layout; location; specific type of rack and the number of bicycles it supports; and the location and type of directional signage if required. Ensure that all requirements meet the revised D.S. 2-09.0, 3. Provide the zoning for the parcel to the north and to the west. D.S. 2-02.2.1.A.28 Provide the zoning for the adjacent parcels on the site plan. 4. Provide the "subject to; Sec. 3.5.4.6.C and 3.5.13.5" adjacent to the proposed use. D.S. 2-02.A.2.1.31 Provide the "PROPOSED USE" on the plan. The proposed use should be listing as Food Service "30", subject to: Sec. 3.5.4.6.C and 3.5.13.5. 5. The floor area ratio is incorrect. The "ALLOWED FAR IS - 40,837.4 x 0.75 = 30,628 SQ. FT., PROVIDED FAR IS - 7,750 SQ. FT., revise. D.S. 2-02.2.2.A.3 Provide a floor area ration (FAR) calculation on the plan. 6. Ensure that all changes to the site plan are reflected on the landscape plan. 7. An over the counter review for Zoning maybe provided once all comments have been addressed.
