T07CM01508 Site Plan (1st Review) TRANSMITTAL DATE: May 15, 2007 COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for expansion area as a Food Service use. Also the revised parking area was reviewed for D.S. and LUC compliance due to the restripe. 2. Based on the information provided on the site plan, i.e., parking calculations provided, demonstrate that Jeff's Pub meets the definition of a Restaurant per LUC 6.2.18 DEFINITIONS - R. If you are unable to meet the definition of a Restaurant then the new expansion will be required to be parked as an "Alcoholic Beverage Service". Additional comments may be forth coming. 3. The provided last approved site plan shows the total building square footage at 4,150 sq. ft., the square footage shown on the proposed site plan as existing is 6,600 sq. ft., clarify when and where the additional square footage was added. Additional comments may be forth coming. 4. D.S. 2-02.2.1.A.4 Provide a location map which meets the minimum requirements of D.S. 2-05.2.1.D on the site plan. 5. D.S. 2-02.2.1.A.2 Provide a property description on the site plan. 6. D.S. 2-02.2.1.A.5 Provide the lot bearings on the site plan. 7. D.S. 2-02.2.1.A.8 Provide dimension for the parking spaces located at the northwest corner of the building. Per D.S. 3-05.2.1.3 the parking space next to the building is required to be ten (10) foot width. Addition comments may be forth coming. 8. D.S. 2-02.2.1.A.9 Per LUC Sec. 3.3.3.5 two (2) Class 2 bicycle parking spaces are required for the expansion. Provide off-street bicycle parking; including materials for lighting, paving, and security; fully dimensioned layout; location; specific type of rack and the number of bicycles it supports; and the location and type of directional signage if required. Ensure that all requirements meet the revised D.S. 2-09.0, 9. D.S. 2-02.2.1.A.11 Provide dimensions widths for both entrance parking access area lanes (PAAL's). 10. D.S. 2-02.A.2.1.12 Based on the last approved site plan there has been a five (5) foot landscape area removed along the west end of the building. Per D.S. 3-05.2.2.B.1 a minimum setback distance of five (5) feet for a pedestrian refuge area must be maintained between the building and the PAAL. Per D.S. 2-08.4.1.B a sidewalk will be provided adjacent and parallel to any PAAL on the side where buildings are located. 11. D.S. 2-02.A.2.1.12 Based on the last approved site plan there are numerous obstructions of the one-way PAAL located along the north side of the building, this includes the two (2) parking spaces shown on the plan. Clarify how this PAAL is accessible and operates as shown. Is access is from the property to the north, provide documentation supporting the cross access agreement. Additional comments may be forth coming. 12. D.S. 2-02.A.2.1.14 Based on the last approved site plan and Commercial Services - Food Service use, a 12' x 35' loading space is required for this site. Show the loading zone and maneuvering area on the plan. Additional comments maybe forth coming. 13. D.S. 2-02.A.2.1.18 Label Camino Seco as an "MS&R ROUTE". 14. D.S. 2-02.A.2.1.19 Provide a dimension for the existing right-of-way (ROW) along Camino Seco. 15. D.S. 2-02.2.1.A.25 If applicable provide existing and freestanding lighting layout and type. 16. D.S. 2-02.2.1.A.28 Provide the zoning for the adjacent parcels on the site plan. 17. D.S. 2-02.A.2.1.31 Provide the "EXISTING USE" on the site plan. 18. D.S. 2-02.A.2.1.31 Provide the "PROPOSED USE" on the plan. The proposed use should be listing as Food Service "30", subject to: Sec. 3.5.4.6.C and 3.5.13.5. 19. D.S. 2-02.2.2.A.1 Provide the gross lot area on the plan. 20. D.S. 2-02.2.2.A.3 Provide a floor area ration (FAR) calculation on the plan. 21. D.S. 2-02.2.2.A.4 the parking calculation is not correct. Per LUC Sec. 3.3.3.8 When the final result of the calculation results in a fractional number, a fraction of one-half (1/2) or more is adjusted to the next higher whole number. This said the required parking is 78 vehicle parking spaces. The provided spaces is shown as 81, zoning was only able to verify 80, clarify. 22. D.S. 2-02.2.2.A.4 Provide a required and provided bicycle parking calculation on the plan. 23. D.S. 2-02.2.2.A.5 Provide the number of required and provided loading spaces on the plan. 24. Ensure that all changes to the site plan are reflected on the landscape plan. 25. Additional comments may be forth coming depending on how each comment has been addressed.
